Whether you can rent out a ski home depends on the rules for its exact address, its zoning and legal classification, any title or association restrictions, permit availability, and the length of the rental. Check those requirements before advertising or accepting a booking; a home’s location in a ski resort does not by itself make tourist rentals legal.
What to check before listing your ski home
Start with the property, not the rental platform. A town may allow short-term rentals in some zones or property categories and prohibit them in others. The rules can also distinguish tourist stays from longer leases, or require permission tied to the home’s legal classification.

- Confirm the property’s status. Check the exact address, zoning, permitted use, and any applicable development or rental approvals with the local authority.
- Read the property documents. Review title covenants, condominium or homeowners-association rules, and any restrictions attached to employee or workforce housing.
- Ask what approvals are required. Confirm whether you need a permit, business licence, registration, inspection, or tax account—and whether new permits are available.
- Check the permitted rental type. Ask whether the rules cover nightly stays, longer rentals, or both, and whether there are occupancy, advertising, or local-contact requirements.
- Confirm the current rules directly. Local regulations, fees, caps, and application status can change. Do this before you publish a listing or take a reservation.
These checks are separate: a platform’s ability to accept a listing does not establish that the property is eligible under local rules or its own governing documents.

These examples show why a resort-town address is not enough to determine whether a home can be rented. They describe specific places, not a general rule for other towns.
#1 Best Overall
| Place | What the local guidance says | What to verify |
|---|---|---|
| Whistler, British Columbia | The municipality says tourist accommodation requires zoning that permits tourist or temporary accommodation, a municipal business licence, and registration in the provincial short-term-rental registry. It says residential-zoned properties and employee housing units cannot be rented to tourists for any length of stay. | Check the property’s zoning and title covenants, as well as current municipal and provincial requirements. Whistler’s municipal guidance states: “Therefore, regardless of the length of stay, tourist accommodation is not permitted in any residential-zoned area.” |
| Snowmass Village, Colorado | The town requires permits and business licensing for covered short-term rentals. Its reported $400 permit fee took effect January 1, 2026; under updated 2026 regulations, permits share an April 30 expiration date. Airbnb’s local-rules guidance says a host must have the permit before advertising or hosting, show the permit number and maximum occupancy in advertisements, and designate a 24/7 local contact if the host lives elsewhere. That contact must be able to respond to calls within 60 minutes. The guidance also says Airbnb and Vrbo do not remit Snowmass taxes for hosts. | Confirm the current fee, application availability, advertising rules, tax obligations, and contact requirements with the town. The stated fee and expiration schedule are specific to Snowmass Village’s 2026 program. |
| Canmore, Alberta | The municipality describes “Tourist Home” as a specific land-use category for which a development permit has been issued, and requires a current business licence for short-term operation. Its guidance describes 2025 changes to personal-use tax declarations and land-use rules. | Confirm the property’s land-use status, permit, business licence, and current tax-declaration requirements with the municipality. |
| South Lake Tahoe, California | The city says its 2026 ordinance took effect April 23, 2026. As of August 21, 2026, residential zones had a 900-permit cap and new applications were on a waitlist as the cap approached. | Check the city’s current permit status before relying on the August 2026 snapshot; a cap or waitlist can affect whether a new application is possible. |
Short stays, longer rentals, or keeping the home for yourself
If local rules allow more than one approach, compare the choices using the same dates and cost assumptions. A nightly rental may offer more flexibility around owner visits, but can mean frequent turnovers and guest response. A longer lease may reduce turnover but tie up dates you might want for personal use. Neither option is available everywhere, and the legal definition of a short-term rental is local.
- Owner-use dates: Mark the weeks you want for skiing, holidays, or maintenance before opening the calendar to guests.
- Permit and compliance workload: Include applications, renewals, occupancy rules, required listing details, and local taxes.
- Self-management or local help: Consider who will handle guest questions, emergencies, access, cleaning, and repairs. A local contact is required in some places, including the Snowmass Village situation described above; it is not a universal requirement.
- Likely net proceeds: Account for platform or management charges, taxes, utilities, cleaning, maintenance, insurance, and vacancy. There is no established universal occupancy, revenue, or profit figure for ski homes.
Budget for the work as well as the income
Rental proceeds are not the same as profit. Before setting a rate, make a property-specific budget that includes both recurring costs and the work needed to keep the home guest-ready.

- Guest communication, check-in, access, and emergency response
- Cleaning, linen turnover, and restocking
- Heating, freeze prevention, snow and ice safety, and maintenance
- Parking, ski-access directions, trash, and neighbor impacts
- Permits, licences, taxes, insurance, utilities, and any management or platform costs
Local requirements can add concrete operating duties. For example, Snowmass Village’s platform guidance specifies listing information and a local contact for hosts who live elsewhere. Do not assume a platform handles local licensing or tax obligations on your behalf.
Tell your insurer before accepting paying guests
A standard homeowners policy may not cover losses connected to renting out a home. The Insurance Information Institute advises: “Before renting out your home, your first step should be to call your insurance agent.” Explain how often you expect to rent, whether guests will have the whole home or only rooms, and whether a manager or booking platform is involved.
Rank #3
Ask the insurer whether the policy covers rental use and confirm liability limits, exclusions, deductibles, and loss-of-rent terms. Regular vacation-home rental may call for a landlord or rental-dwelling policy, depending on the insurer and circumstances. Snowmass Village’s STR regulations also contain an insurance requirement; check the current town rules for its application to your property.

This tax overview applies to U.S. federal rules, not Canadian properties or individual tax advice. Under IRS Publication 527, a home used both personally and as a rental generally requires expenses to be allocated between those uses. State and local lodging, sales, and income-tax obligations are separate, so check the rules for the property’s location.
For the federal “used as a home” test, personal use must be more than the greater of 14 days or 10% of the days rented at a fair price. The 14-day figure is one side of that IRS test, not a general allowance for every tax question.

If a dwelling is used as a home and rented for fewer than 15 days during the year, the IRS says rental income is not reported as rental activity and rental expenses are not deducted as rental expenses. If it is rented for 15 days or more, rental income generally must be reported; deductions remain subject to allocation and other limitations. The treatment depends on the facts, including personal-use and rental days, so consult IRS Publication 527 or a qualified tax professional about your situation.
