Can you remortgage early, and what fees should you check first?

Yes, a UK homeowner can remortgage before the current mortgage deal ends. The main risk is an early repayment charge (ERC) if the new lender repays a fixed or discounted-rate mortgage during the period specified in your contract. Your decision should compare that ERC and every new-loan cost with the interest and fees you would pay by staying put. Obtain a current redemption statement, ask your existing lender about a product transfer, and compare personalised illustrations on the same loan amount and term.

Can you remortgage early?

Remortgaging means replacing your existing mortgage with a new mortgage, either with the same lender or another lender. It is possible before a fixed-rate or discounted-rate period ends, but the existing lender may charge an ERC when the old loan is repaid. The charge, its calculation and the date it stops applying are set by your mortgage contract; there is no single timetable or percentage that applies to every UK mortgage.

The Financial Conduct Authority (FCA) explains that borrowers should check the terms of their own mortgage rather than assume an ERC will or will not apply. A tracker or standard variable-rate mortgage may have different repayment terms, and some mortgages have no ERC at a particular point. Only your lender’s current written figure can confirm what would be payable if the loan were redeemed on a specific date.

For regulated mortgages, FCA Handbook rule MCOB 12.3.1 says an ERC must be capable of being expressed as a cash value and be a reasonable pre-estimate of the lender’s costs when the customer repays before the contract ends. The rule does not give you a universal charge or override the individual terms in your offer; it describes the regulatory conditions for such a charge. Read the rule in its full context in the FCA Handbook.

Which fees should you check first?

Start with the amount needed to clear the existing mortgage, then add every cost of arranging the replacement. Ask for an itemised figure rather than relying on a headline rate or a general estimate.

Cost What to confirm
Existing mortgage ERC Whether a charge applies if the mortgage is repaid on your proposed date, the cash amount, and the date or event when the charge ends. The contract controls; obtain a current figure from the lender.
Existing redemption or administration fee Ask what redemption, discharge or administration charges will be added to the payoff amount. A universal amount is not established, so request the lender’s figure in writing.
New product or arrangement fee Check the amount, whether it is payable upfront or added to the mortgage, and the effect of adding it on the balance, interest and total cost.
Legal or conveyancing costs Find out what legal work the lender will pay for, whether the service is restricted to a particular panel, and which extra work or disbursements you would still pay.
Valuation fee Confirm whether a valuation is required and whether it is free, discounted or payable by you.
Administration and other costs Request a complete estimate from the prospective lender and conveyancer, including any transfer or registration items they expect you to pay.
Cashback or other incentive conditions Check when an incentive is paid, whether it has eligibility conditions and whether it must be repaid if you redeem the mortgage early or fail to meet a stated condition.

Some lenders cover selected legal or valuation costs or offer cashback. “Free” does not necessarily mean every legal task is included, so compare the written offer and its conditions with a quote from the conveyancer.

How to obtain the exact early-redemption figure

Do this before relying on a rate comparison. The figure is date-sensitive because the balance, daily interest and ERC period can change.

  1. Ask the current lender for a redemption statement. Request the amount required to repay on the date you expect the new mortgage to complete. Ask for the ERC, any redemption or administration charge, daily interest treatment and the statement’s expiry date.
  2. Ask when the ERC ends. Confirm the contractual date, not merely the date shown in a general rate advertisement. Ask whether the charge reduces in stages, disappears on a particular date or applies until a specified completion condition.
  3. Request a second statement if completion may move. A delayed completion can change interest and the ERC. Have the lender or conveyancer refresh the figure before funds are released.
  4. Check overpayments and portability separately. Your mortgage paperwork may contain an annual overpayment allowance or a portability feature. These are contract-specific and do not automatically remove an ERC on a full redemption.
  5. Keep the document with the new illustration. You need both figures to test whether switching now is cheaper than waiting for the charge period to finish.

The FCA’s consumer guidance emphasises that the amount and terms depend on the mortgage. Treat a telephone estimate as provisional until you have a written, dated statement.

Compare a product transfer with a new lender

A product transfer changes the deal with your existing lender without replacing the mortgage with another institution. A remortgage to a new lender pays off the old loan and starts a new contract. Compare both routes; the cheapest interest rate is not automatically the cheapest outcome.

Comparison point Existing-lender product transfer New-lender remortgage
ERC on the current deal May still apply if the old deal is ended before its contractual date; ask the lender. Normally payable if the new loan redeems the old mortgage during the ERC period.
Application work May involve fewer steps. MoneyHelper notes that some transfers may not require a full affordability assessment, subject to lender policy and your circumstances. Expect a new application, affordability assessment and a review of income, outgoings and credit information.
Legal and valuation work There may be no change of lender requiring conveyancing, but confirm what your lender includes. The lender may pay for some legal or valuation work, charge you for it, or offer a cashback alternative. Check the offer’s conditions.
Rate and fees Compare the transfer’s rate, product fee and any incentive with outside offers. Include the product fee, all borrower-paid costs, incentives and the cost of financing any fee added to the loan.
Future flexibility Check the new deal’s ERC and overpayment rules if you may move or repay soon. Check the same points; a lower initial rate can be poor value if your plans require an early exit.

MoneyHelper’s remortgaging guide recommends comparing the full cost and considering a product transfer as well as offers from other lenders. A transfer can be simpler, but it is not automatically cheaper or more suitable.

Compare total cost, not just the interest rate

Use the same assumptions for every option: the balance to be borrowed, the remaining or proposed term, the date the new deal would start, the time you expect to keep it, treatment of each fee and any ERC. Ask for a personalised mortgage illustration and check that the repayment basis and term match across offers.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

A practical comparison is:

  • Cost of staying: payments and fees on the existing deal until its end date, followed by the rate you reasonably expect to take then.
  • Cost of switching now: the new mortgage’s payments and fees over your chosen comparison period, plus the ERC and redemption costs on the old mortgage.
  • Cost of waiting: payments during the remaining ERC period and the fees and rate available when you switch later.

If a product fee is added to the mortgage, include the interest charged on that extra borrowing and the fact that the balance starts higher. If it is paid upfront, include the cash leaving your account. Do not compare one offer with a fee financed and another with the fee paid separately without adjusting the assumptions.

MoneyHelper provides an illustrative example for a £200,000 mortgage over 20 years: a 4.4% option with a £2,000 arrangement fee added to the mortgage produced higher monthly payments and a higher total mortgage cost than a 4.5% option with no fee. This is MoneyHelper’s worked illustration, not a current market quote or a forecast for your circumstances. Read the example and methodology at MoneyHelper.

There is no universal break-even period. It changes with your balance, ERC, rates, fees, term and the length of time you expect to keep the replacement deal. A spreadsheet or lender illustration can show the result for your dates; a generic online example cannot establish that you will save.

Affordability and evidence a new lender may require

A new lender will assess whether the proposed mortgage is affordable under its criteria. The lender may ask for evidence of income and outgoings and information about your existing commitments. The exact documents and assessment vary by lender and borrower.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Prepare current income evidence and details of regular expenditure before applying.
  • Use the same balance, term and repayment type in each illustration so the monthly figures are comparable.
  • Allow time for underwriting, valuation and legal work; an offer that looks attractive may be unavailable if the process cannot complete before your current deal changes.
  • Do not assume a product transfer has no checks. Some may not require a full affordability assessment, but lender policy and your circumstances determine what is required.

Timing issues that can change the answer

Completion before the ERC end date

If the new mortgage completes while the ERC period is active, include the charge shown on the redemption statement. Ask both lenders and the conveyancer which date controls the calculation and whether funds must arrive by a particular deadline.

Switching close to the end of a fixed period

Compare the cost of completing early with the cost of waiting. A small rate difference may not offset an ERC and arrangement fee over the remaining months; conversely, a large payment change may justify an early switch. Use your own dated figures rather than a rule of thumb.

Planning to move home

Check the replacement mortgage’s ERC, overpayment rules and portability before committing. If you expect to sell or move, a deal with a lower initial rate but a substantial exit charge can reduce flexibility. Portability is contract-specific and still subject to the lender’s criteria for the new property and borrowing.

Rates and incentives changing

Mortgage rates, lender fees and incentives are volatile. An illustration is tied to its assumptions and validity period; verify the current rate, fee and incentive conditions directly with the relevant lender before completion.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Common mistakes and how to avoid them

  • Looking only at the advertised rate: add the ERC, product fee, legal and valuation costs, administration charges and any incentive repayment condition.
  • Assuming the ERC is a percentage for the whole term: the charge may change or end on dates stated in your contract. Ask for a cash figure for your intended redemption date.
  • Using an old redemption statement: request an updated statement if the completion date changes.
  • Ignoring a financed fee: adding a fee increases the balance and can increase interest and the total cost.
  • Comparing different terms: a lower payment over a longer term can cost more overall. Match the remaining term unless you deliberately choose a different repayment period and record its effect.
  • Treating cashback as free money: check eligibility, payment timing and any repayment requirement if the mortgage is redeemed early.
  • Assuming a transfer is always easiest or cheapest: obtain the existing lender’s written offer and compare it with outside illustrations using identical assumptions.

A practical early-remortgage checklist

  1. Locate your mortgage offer and current deal details, including the ERC wording and end date.
  2. Request a dated redemption statement showing the ERC and every redemption or administration charge.
  3. Ask the existing lender for a product-transfer illustration.
  4. Obtain one or more new-lender illustrations using the same balance, term and repayment type.
  5. List product, legal, valuation, administration and other costs; record whether each is paid upfront, added to the loan or covered by the lender.
  6. Check cashback and incentive conditions, including any repayment requirement.
  7. Calculate the total cost over the period you expect to keep the deal, including interest on any financed fee.
  8. Test the effect of a delayed completion and ask for refreshed figures if dates move.
  9. Review affordability evidence and your plans to move, overpay or repay early.
  10. Agree completion only after the lender and conveyancer confirm the final figures and dates in writing.

What the decision comes down to

Early remortgaging can be sensible, but it is a contract-and-cost calculation rather than a simple rate hunt. First establish the exact amount needed to redeem the old mortgage and the date the ERC stops. Then compare a product transfer and new-lender offers on total cost, monthly payment, application requirements and future flexibility. If the saving is not clear after every fee and the ERC, waiting for the charge period to end may be the safer financial choice; if the figures do show a benefit, make sure the new deal’s terms fit your likely time in the property.
