Yes, potentially—but neither option is automatic. A lender can agree to spread your remaining mortgage balance over a longer amortization, reducing the required payment. A permanent extension beyond the amortization you originally agreed to is generally treated as a refinance, so the lender must reassess your application. Temporary hardship arrangements follow a different process. In every case, the lower payment usually means paying more interest over the life of the mortgage.
Amortization and mortgage term are different
Your amortization is the projected time needed to repay the mortgage in full. Your term is the length of your current contract, including its interest rate and payment schedule. A five-year term does not mean the mortgage will be paid off in five years; it is common to renew several terms during a 25-year amortization.

This distinction matters when you ask for payment relief. Extending the term, such as through a blend-and-extend arrangement, can give you a longer period at a new rate without necessarily changing the amortization. Extending the contractual amortization changes the planned payoff date and is treated differently by lenders and regulators.

Ways a Canadian borrower may reduce the required payment
Permanent amortization extension
You ask the lender to lengthen the remaining repayment period. Because the balance is repaid over more months, the scheduled payment generally falls. The lender may require a full application, updated income and debt information, property details, and a new qualification assessment. The change also increases the time during which interest accrues.
Temporary hardship extension
If you are at risk of missing payments, your current institution may offer a temporary arrangement, potentially including an extended amortization. This is intended to stabilize the loan while you recover, not necessarily to create a permanent new payoff schedule. The lender should explain how and when the original schedule can be restored.
Renewal with the existing lender
At renewal, you can negotiate the rate, payment frequency, term and, where the lender permits it, the amortization. A renewal may avoid some switching costs, but you should still compare the total interest and any conditions with other offers.
Blend-and-extend
A blend-and-extend combines your existing rate with a new rate and lengthens the term before the current term expires. It may provide payment stability without changing the amortization. Ask the lender to state in writing whether the proposal changes the amortization or only the term, and whether an administrative fee or other penalty applies.

Switching lenders
You can move a mortgage with the same balance to a new lender at renewal or another permitted point. The new lender can apply different qualification standards and may not approve the same payment or amortization. Switching can involve discharge, registration, transfer or assignment, appraisal, legal and administration costs.
Why a longer amortization lowers the payment but raises interest
Mortgage payments include principal and interest. When the same balance is spread over a longer period, each scheduled payment contains less principal repayment, so the required payment is lower. The balance remains outstanding for longer, however, and interest is charged for more time.
FCAC states: “Extending your amortization period lowers your mortgage payments. Keep in mind that the longer you take to pay off your mortgage, the more you’ll pay in interest.” Read the FCAC mortgage-relief guidance and use its mortgage calculator to model both the payment and the total interest.

When an amortization extension is a refinance
For a permanent contractual change, OSFI draws a clear line. Its backgrounder says: “If renegotiating a mortgage involves extending the contractual amortization beyond the previously agreed upon period, this is a refinancing.” The lender should therefore apply the expectations in Guideline B-20, including the applicable minimum qualifying rate.
This does not mean every short-term hardship accommodation has identical treatment. Ask the lender to identify whether it is documenting a temporary relief arrangement, a renewal, a blend-and-extend, or a permanent refinance. The label affects the underwriting, documents, fees and future restoration options.
Read OSFI’s backgrounder on extended amortizations for the regulator’s distinction. Approval, qualification and the maximum available amortization remain lender-specific.
What hardship relief should include
If you are struggling, contact the current lender before a payment is missed. Explain the income or expense change, provide requested documents promptly, and ask for a written comparison of every available option.

FCAC’s expectations apply to federally regulated institutions offering residential mortgages on a borrower’s principal residence when the borrower is at risk of not keeping up with regular payments. Where such an institution offers an extended amortization, its plan should:
- keep the total amortization to a reasonable length and no longer than needed;
- explain the long-term negative financial effects, especially additional interest;
- set out a practical plan for returning to the original or a sustainable schedule; and
- show the payment, balance and interest consequences of the proposed arrangement.
These expectations do not guarantee approval or identical eligibility at every institution. Get the arrangement, expiry date, restoration conditions and consequences of a missed payment in writing.
Renewing or switching lenders: a step-by-step process
- Start early. A federally regulated institution must provide a renewal statement at least 21 days before the end of the existing term. Begin comparing options well before that deadline so you can negotiate rather than accept the first offer.
- Define the change you need. State whether you want a lower payment through a longer amortization, a different term, a blend-and-extend, or temporary hardship relief. Ask whether the requested change will be recorded as a refinance.
- Gather qualification information. Prepare current income evidence, employment details, outstanding debts, property information and mortgage statements. A new lender may use different qualification criteria even when the balance is unchanged.
- Obtain written offers. Request the rate, term, payment frequency, amortization, prepayment privileges, balance at maturity, total interest estimate and all one-time costs. Do not compare rates without comparing the schedule attached to each rate.
- Price the switch. Ask for a written breakdown of discharge, registration, transfer or assignment, appraisal, legal and administration costs. Ask which costs, if any, the new lender will cover and whether that incentive changes the rate.
- Check insurance status. If the mortgage is insured, tell the prospective lender and ask whether the existing insurance certificate can be transferred or recognized. FCAC notes that new mortgage loan insurance may be payable if the loan amount rises or the amortization is extended; it is not charged in every switch.
- Confirm the decision and documents. Before signing, verify the final payment, amortization, interest rate, term, fees, penalties and any conditions for restoring a hardship arrangement.
FCAC’s mortgage-renewal guidance explains the renewal statement, switching considerations and potential costs.

| Finding | What it means for an individual borrower |
|---|---|
| Bank of Canada staff analysis (2025) estimated that about half of borrowers facing higher payments could eliminate the increase by extending amortization five years. | This is a simulation under the note’s assumptions, not a promise that a lender will offer a five-year extension or that your payment would be unchanged. |
| The same 2025 analysis estimated average payments would be 10% higher for borrowers renewing in 2025 and 6% higher for those renewing in 2026 than December 2024 payments. Five-year fixed borrowers were estimated to face average increases of roughly 15%–20%. | These are model estimates for specified cohorts and dates, not current rate quotes or a personal forecast. |
| The Bank of Canada’s 2026 Financial Stability Report said more than 90% of borrowers renewing in the previous 12 months renewed below their qualifying rates; it also noted that some reduced payment increases by extending amortization. | Many borrowers may qualify below their original qualifying rate, but your lender’s current assessment and income information control the outcome. |
The figures describe populations and assumptions. Your balance, rate, payment frequency, income, debts, property value, credit history and lender policy determine your actual result.
Compare the choices by purpose, not just payment
| Option | Typical purpose | Questions to ask |
|---|---|---|
| Permanent amortization extension | Lower the required payment for the remaining mortgage | Is it a refinance? What qualifying rate, fees and total interest apply? |
| Temporary hardship relief | Prevent missed payments during a defined financial setback | When does it end? What restores the schedule? What balance and interest result? |
| Renewal with current lender | Set a new rate and term at maturity | Can the lender change amortization, and how does its offer compare with alternatives? |
| Blend-and-extend | Change the term before maturity while combining rates | Does amortization stay the same? What blend formula and fee apply? |
| Switch at renewal | Seek a better rate, features or underwriting outcome | Will the new lender qualify you, and do switching costs erase the savings? |
A lower payment can be sensible when it prevents default, protects essential cash flow or gives you time to recover. It can be expensive when used solely to make an unaffordable loan appear manageable without a credible plan to increase payments later.
Common pitfalls and how to avoid them
- Confusing term with amortization: ask for both numbers on every quote.
- Assuming approval: a permanent extension can trigger refinance underwriting, and a new lender may apply different criteria.
- Ignoring total interest: compare the complete remaining schedule, not only the first monthly payment.
- Treating hardship relief as permanent: obtain an end date and restoration plan.
- Assuming a switch is free: obtain itemized discharge, registration, appraisal, transfer, legal and administration costs.
- Assuming insurance is always charged or never charged: disclose existing insurance and ask how a higher balance or longer amortization affects the certificate and any premium.
- Waiting until after a missed payment: contact the lender promptly; earlier disclosure generally gives more room to discuss tailored options.
A practical decision checklist
Before accepting an extension, renewal or refinance, confirm that you have answers to all of these questions:
- What is my current balance, rate, term-end date and remaining amortization?
- Is the proposed change temporary or permanent?
- Will the lender treat it as a refinance and apply its qualifying-rate test?
- What are the new payment, payoff date, balance at maturity and total interest?
- What fees, penalties, appraisal or legal costs apply?
- Could mortgage-loan insurance be affected?
- If this is hardship relief, exactly when and how will the original schedule be restored?
- Have I compared at least one alternative lender or renewal offer on the same assumptions?
Use the lender’s written figures and FCAC’s calculator rather than a generic payment estimate. A mortgage broker or adviser can help compare qualification rules and switching costs, but verify the professional’s provincial licensing, scope of advice and any referral arrangement before engaging one.
Bottom line for Canadian homeowners
You may be able to refinance or extend amortization to lower your mortgage payment, but the route depends on why you need relief and whether the change is permanent. A permanent contractual extension beyond the agreed amortization is refinancing under OSFI’s guidance and normally requires underwriting. Temporary hardship support should be limited, documented and paired with a restoration plan. Renewal or switching can improve the rate or payment, yet qualification tests, fees and insurance implications can offset the apparent savings. Compare the complete payment and interest schedule, then ask your lender for a written, individualized offer before deciding.
For official guidance, see FCAC’s mortgage relief options, renewal information, and OSFI’s extended-amortization backgrounder.
