Yes—often you can ask a lender to improve a mortgage’s interest rate, discount points, lender fees or credits. A request is not a guarantee, and the lender or seller can refuse. Your strongest leverage is a comparable written offer, such as a Loan Estimate from another lender, built on the same loan amount, product, term, down payment and rate structure.
This guide focuses on U.S. mortgages and standard U.S. disclosures. Rules and customary practices differ in other countries, so borrowers elsewhere should consult their local regulator.

What “negotiating the rate” can include
A mortgage price is a package, not just the percentage printed beside the interest rate. Ask the lender to review each part of the package and provide any change in writing.
| Loan term component | What you can ask for | Important trade-off |
|---|---|---|
| Interest rate | A lower note rate on the same product and assumptions | A lower rate may require more points or a different loan structure |
| Discount points | Fewer points, a lower price per point, or a different rate-and-points combination | Points increase cash due at closing; their value depends on how long you keep the loan |
| Lender fees | Reduced or waived origination, underwriting or processing charges | A fee reduction can be offset by a higher rate or another charge |
| Lender credits | Credits toward eligible closing costs | Credits commonly accompany a higher rate, so compare total borrowing cost |
| Rate-lock terms | A longer lock period, an extension arrangement or clarification of lock conditions | A lock can protect against increases but may prevent you from benefiting if rates fall |
Taxes, insurance, prepaid items and escrow deposits are generally not lender pricing. Third-party charges may vary because of the provider or service selected. Ask the lender to explain an unusual difference rather than assuming every line can be discounted.

Collect comparable Loan Estimates
For a new purchase or refinance, request Loan Estimates from multiple lenders. Use identical assumptions: loan amount, property value, down payment, fixed or adjustable structure, repayment term, occupancy and any other material features. A quote for a 15-year fixed loan cannot fairly be used to negotiate a 30-year adjustable-rate loan.
The Consumer Financial Protection Bureau (CFPB) says competing Loan Estimates can provide evidence when you ask a preferred lender to match or beat an offer. Keep the complete documents, not just an advertised rate or a screenshot, because points, credits and fees determine whether the rate is genuinely comparable.
Check your borrower and property profile
Pricing can change with your credit score and history, loan purpose, term, loan-to-value ratio, loan size and property type. The Office of the Comptroller of the Currency identifies these as factors lenders use when setting mortgage prices. A competitor may quote a lower number because it assumed a larger down payment, a different credit tier or a different property type. Confirm that the assumptions match before demanding a match.

Know your timing
Negotiation is possible up to signing, according to CFPB closing-cost guidance, but waiting until the last minute can leave little time to re-underwrite the loan or issue corrected disclosures. Start as soon as you have a serious competing offer and before your rate-lock deadline.

How to ask for a better offer
- Contact the loan officer or lender pricing desk. State that you have a competing written Loan Estimate and want the preferred lender’s best terms.
- Identify the exact improvement. Ask whether the lender can lower the rate, reduce points, waive a lender fee, or provide a credit. Avoid a vague request such as “Can you do better?”
- Give the comparison in matching terms. Name the competing rate, points, lender fees, credits, lock period and loan assumptions. Share the document if requested.
- Request a revised Loan Estimate or other written disclosure. Do not rely on a verbal promise. Verify that the revised figures actually contain the concession discussed.
- Ask what changed elsewhere. A lower rate can come with more points; a credit can come with a higher rate. Ask the lender to identify every offsetting change.
- Set a decision deadline. Tie it to your lock expiration or closing schedule so the lender knows when you need a firm answer.
A practical script is: “I want to proceed with you, but I have a comparable Loan Estimate at these terms. Can you match or improve the rate, points or lender fees? Please show your best offer on a revised written estimate and identify any cost that increases as a result.”
The CFPB describes mortgage negotiation as common and says, “there’s no harm in asking.” That does not mean the lender must agree.
Compare the whole cost, not the headline rate
Review each offer side by side. The key items are the interest rate, monthly principal-and-interest payment, discount points, lender credits, origination charges, other lender fees, rate-lock conditions and the estimated cost of borrowing over five years.

CFPB comparison guidance calculates five-year borrowing cost by taking the total payments and costs over five years and subtracting principal paid. The result approximates interest and fees paid during that period. For an adjustable-rate mortgage, the estimate assumes the rate remains unchanged; actual costs can be higher if the rate later rises.

Keep taxes, homeowners insurance, prepaid items and escrow deposits visible in your comparison, but separate them from lender-controlled pricing. They affect cash needed at closing and monthly payment even when the lender cannot simply discount them.
| Comparison item | Question to ask |
|---|---|
| Interest rate and APR | Is the product, term and rate structure identical, and is the rate fixed or adjustable? |
| Monthly principal and interest | What payment applies before taxes, insurance and any adjustable-rate changes? |
| Points | How much cash is paid upfront, and how long must you keep the loan to recover it? |
| Lender credits | Which closing costs do the credits cover, and what rate accompanies them? |
| Lender charges | Which origination, underwriting or processing fees are being reduced? |
| Five-year cost | What interest and fees remain after accounting for principal repaid? |
| Lock period and conditions | How long is the rate held, what does an extension cost, and what could invalidate the lock? |
Points, credits and the break-even question
Discount points are upfront fees paid to obtain a lower rate. The rate reduction per point varies by lender, loan type and market conditions. Lender credits reduce some upfront costs but may be tied to a higher interest rate.
Whether points make sense depends on how long you expect to keep the mortgage before selling or refinancing. A simple break-even calculation is:
upfront cost of points ÷ monthly principal-and-interest savings = months to break even

Use the actual figures in the lender’s revised disclosure. If you expect to move or refinance before the break-even month, paying points may not recover its cost. If you expect to hold the loan well beyond that point, the lower rate may produce savings, subject to your cash needs and other risks.
If the mortgage is already in place
Call your current servicer and ask what review options exist. You can request a lower rate, reduced fees, a modification review or information about refinancing. Official consumer guidance supports asking, but it does not establish a universal right to have an existing mortgage repriced, a required retention discount or a standard amount of savings.
Ask for the response in writing and confirm whether any change would alter the loan balance, repayment term, escrow account or payment schedule. A lender may decline because the existing contract, investor rules or the loan’s ownership limits what it can change.
Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Scan for outdated or missing drivers - takes under a minute3Clear out junk files and repair common Windows errorsWhen refinancing is the alternative
Refinancing replaces the existing mortgage with a new one. It can lower the rate or change the term, but it also creates upfront costs and may reset the repayment schedule.

- Compare the new rate, principal balance and monthly principal-and-interest payment with the existing loan.
- Calculate the time needed for monthly savings to recover the upfront costs.
- Check the remaining term. A lower payment can result from stretching repayment over more years, which may increase total interest.
- Account for the possibility that you will sell or refinance again before the break-even date.
The Federal Reserve’s consumer guidance recommends this upfront-cost and break-even analysis. Do not choose a refinance solely because its monthly payment is lower.
Understand your rate lock
A rate lock generally holds the offered rate for a specified period if you meet the stated conditions. Ask for the lock’s expiration date, extension pricing, float-down availability, documentation requirements and events that could require re-pricing. A lock protects you if rates rise during the period, but you may lose the benefit of a later decline unless the agreement includes a float-down feature.
Compare lock periods when evaluating competing offers. A slightly lower rate with a short lock may be less useful than a slightly higher rate that safely covers your closing schedule if an extension would be expensive.
Recommended Free Tools
What to do when the lender refuses
- Ask for the reason. It may be a product, credit-tier, loan-to-value or investor restriction rather than an unwillingness to negotiate.
- Request the best available combination. If the rate cannot move, ask about fewer points, a lender credit or a reduced fee, then recheck the total cost.
- Keep the competing offer current. Rates and lock terms can expire; obtain an updated written estimate before making a final choice.
- Compare another lender. A lender is free to decline, so you can select the offer that provides the best documented terms and fits your timing.
- Escalate factual errors quickly. If a promised credit or fee reduction is missing from a disclosure, contact the lender’s manager or compliance channel before signing.
Mistakes that weaken a negotiation
- Comparing rates with different loan amounts, terms, products or down payments.
- Focusing on the advertised rate while ignoring points, credits and lender fees.
- Treating taxes, insurance, escrow or every third-party charge as a lender markup.
- Accepting a verbal concession that never appears on the revised written estimate.
- Ignoring adjustable-rate assumptions in a five-year cost comparison.
- Letting a lock expire without understanding extension costs or re-pricing rules.
- Refinancing for a lower payment without calculating total interest and the break-even date.
A final negotiation checklist
- Obtain at least two comparable written Loan Estimates when shopping for a loan.
- Match loan amount, product, term, down payment, property use and rate structure.
- Ask specifically about rate, points, lender fees and credits.
- Get every proposed change in a revised written disclosure.
- Compare five-year interest and fees, not just the monthly payment.
- Separate negotiable lender charges from taxes, insurance, escrow and third-party costs.
- Review lock duration, expiration, extensions and conditions.
- For a refinance, calculate upfront costs and the time to recover them.
- Be prepared for the lender or seller to say no and keep an alternative offer available.
Does this apply outside the United States?
The process described here uses U.S. Loan Estimates, CFPB guidance and customary U.S. mortgage disclosures. Other countries may use different documents, rate-setting rules, broker practices and refinancing penalties. If your home loan is outside the United States, use your national or provincial financial regulator’s guidance and ask the lender which charges and terms are legally negotiable.
