Can You Get a Reverse Mortgage With Bad Credit or Limited Income?

Yes, you may still qualify for an FHA-insured reverse mortgage with poor credit or modest income, but neither approval nor denial is automatic. For the Home Equity Conversion Mortgage (HECM), the lender evaluates your complete financial picture: documented income, credit and payment history, monthly debts and expenses, property taxes and insurance, residual income, home value and equity. A weak credit record or low income can lead to conditions such as a life-expectancy set-aside for future property charges, but HUD guidance does not establish a universal credit-score cutoff or income minimum that answers every application.

What type of reverse mortgage are you applying for?

Most consumers asking this question mean the Home Equity Conversion Mortgage (HECM), the reverse-mortgage program insured by the Federal Housing Administration (FHA). HECMs are originated through FHA-approved lenders and have federal eligibility rules. Proprietary, non-HECM reverse mortgages can use different underwriting standards; the guidance summarized here concerns FHA-insured HECMs in the United States.

Core HECM eligibility requirements

  • Every borrower is generally at least 62 years old.
  • The home is your principal residence, meaning you live there as your main home under the program’s occupancy rules.
  • You own the property outright or have enough equity for the HECM to pay off existing liens at closing.
  • You complete counseling with a HUD-certified HECM counselor before proceeding.
  • You continue paying required property charges, especially property taxes and homeowners insurance, and maintain the home as required by the loan documents.

Meeting these baseline conditions does not guarantee approval. The lender must still complete the HECM financial assessment and determine whether the loan can be structured while required obligations are met.

How bad credit affects a HECM application

There is no published universal minimum score in the cited HUD guidance

HUD’s HECM materials identify credit characteristics and payment history as assessment fields, but they do not establish a single minimum FICO or other credit score that applies to every HECM borrower. A lender therefore should not promise that a particular score guarantees acceptance, and a consumer should not assume that one low score automatically disqualifies an otherwise qualified homeowner.

Payment behavior matters more than a score alone

The lender reviews how you have handled financial obligations. Recent or unresolved delinquencies, judgments, collections, housing-payment problems or unpaid property charges can affect the assessment and may require explanation, repayment or a condition before closing. The review is combined with your residual-income calculation; credit history is not evaluated in isolation.

Ask the lender to identify which entries are affecting the file, whether the issue is an eligibility problem or a compensating-factor issue, and what documentation would resolve it. Do not pay a debt or dispute an account solely because someone says it will improve approval; first obtain a written explanation of how the action changes the HECM assessment and available proceeds.

How limited income is evaluated

Income must be documented and reasonably durable

“Limited income” is not an automatic HECM disqualifier. The lender documents income that meets HUD’s effective-income requirements and evaluates whether it is reasonably likely to continue for at least the first three years of the HECM. The HUD Handbook 4000.1 portal identifies an August 12, 2026 update as the current published version; lenders must apply the handbook and any later mortgagee guidance in force when they underwrite your loan.

Different income sources can require different evidence. The lender may request benefit statements, award letters, pension or annuity documentation, employment records, tax returns, bank statements or other proof. Receiving only Social Security, a pension or another benefit does not by itself answer the question. The lender must verify the amount, continuation and treatment of that income under the current effective-income rules.

Residual income is the key calculation

HUD’s FHA Connection description defines monthly residual income as:

Total monthly income − monthly expense payments − monthly property charges = residual income.

Monthly expense payments include the debts and obligations the lender must count. Property charges include items such as real-estate taxes and homeowners insurance. The applicable residual-income standard varies with household size and geographic region, so the same dollar income can produce a different result for two households with different expenses, locations or family circumstances.

Assessment area What the lender examines Why it matters
Credit characteristics Credit profile and payment history Shows how financial obligations have been handled and whether conditions may be needed.
Effective income Documented monthly income and likelihood it continues Determines the income available for the residual-income calculation.
Expenses and debts Monthly debt payments and other counted expenses Reduces the amount left after obligations.
Property charges Taxes, insurance and other charges tied to the home These must remain current and are included in the affordability analysis.
Residual income Income remaining after expenses and property charges Compared with the applicable household-size and regional standard.
Compensating factors Documented strengths that offset a limited residual-income result May permit approval with conditions when residual income is below the standard but within HUD’s specified range.

What happens if your residual income is short?

HUD describes compensating factors for a 80%–99% result

HUD materials describe specific compensating factors when residual income is between 80% and 99% of the applicable standard. Depending on the file, examples include:

  • A satisfactory history of paying property charges.
  • Access to other credit that can cover obligations.
  • Assets equal to anticipated property charges.
  • Sufficient HECM proceeds to pay debts whose elimination reduces monthly expenses.
  • Qualifying, documented income circumstances recognized by the applicable HUD policy.

These are assessment factors, not guaranteed exceptions. The lender must document the factor, apply the current policy and decide whether the complete file meets HECM requirements. A factor that helps one borrower may not cure a different problem, such as inadequate equity or an unresolved lien.

A life-expectancy set-aside can reserve proceeds for charges

The lender may require a life-expectancy set-aside (LESA), reserving part of the HECM proceeds to pay future property charges. HUD’s assessment records whether a set-aside is required and its amount. The result is case-specific: age, expected property charges and the underwriting findings affect the calculation. Money placed in a set-aside is not available for other uses, so it can reduce the cash or credit line you receive at closing.

Home equity, liens and property charges still control the transaction

Existing liens must be paid at settlement

Any existing mortgage or other lien that must be cleared has to be paid off at closing. HECM proceeds may be used for mandatory obligations, but every dollar directed to a lien or required charge reduces funds available to you. Ask for a written estimate showing payoff amounts, closing costs, any set-aside and the net proceeds remaining.

Taxes and insurance are ongoing obligations

A reverse mortgage does not transfer responsibility for property taxes or homeowners insurance to the lender. You must keep required property charges current and continue occupying the home as your principal residence. Failure to meet those duties can place the HECM at risk even after the loan has closed. If your income is tight, discuss a set-aside or an escrow arrangement before signing rather than assuming the reverse mortgage will cover future bills automatically.

How much could a HECM provide?

HUD lists a 2026 HECM maximum claim amount of $1,249,125. This is an FHA program ceiling used in the loan calculation, not a promised loan amount or a typical payout. The lender uses the lesser of the home’s appraised value, the FHA maximum claim amount or the applicable purchase price, then applies other HECM calculations.

Proceeds factor Effect on available funds
Youngest borrower (or eligible non-borrowing spouse) age Age is used in the HECM proceeds calculation; changing the youngest person’s age can change the amount.
Current interest rate The rate in effect for the selected HECM structure affects proceeds.
Property value The calculation uses the lesser of appraised value, the FHA limit or purchase price, as applicable.
Existing liens and mandatory obligations Payoffs and required charges reduce funds available after closing.
Life-expectancy set-aside If required, reserved proceeds pay future property charges rather than being available for discretionary use.

Because these variables interact, the 2026 ceiling cannot be converted into a personal estimate without an appraisal, age information, interest-rate assumptions and a full obligation review.

Step-by-step: how to apply when credit or income is weak

  1. Confirm the basic fit. Verify that every borrower meets the age rule, the home is your principal residence and you have enough equity to address existing liens.
  2. Complete HUD counseling. Contact a HUD-certified HECM counselor and complete the required counseling session before choosing a lender. Ask the counselor to explain occupancy, taxes, insurance, set-asides, repayment triggers and alternatives.
  3. Assemble a complete file. Gather identification, benefit or pension award letters, employment and tax records where applicable, bank and asset statements, current mortgage and lien information, property-tax and insurance bills, and explanations for late payments or collections.
  4. Use an FHA-approved HECM lender. Request a financial-assessment review, not just a rough online quote. Tell the lender about every debt, recurring expense, benefit source and property charge.
  5. Ask for the residual-income worksheet. Have the lender show total monthly income, counted expenses, property charges, the applicable household and regional standard, and the resulting residual income.
  6. Test debt-payoff scenarios. Ask how using HECM proceeds to clear a lien or debt changes monthly expenses, residual income, set-aside requirements and net proceeds.
  7. Review conditions and estimates in writing. Confirm any LESA, required repairs, lien payoffs, closing costs, occupancy requirements and ongoing tax-and-insurance duties before accepting the loan.
  8. Compare more than one written proposal. Compare the same assumptions for rate, age, appraised value, set-aside and mandatory payoffs so that a larger headline amount is not mistaken for more usable cash.

How common applicant situations are treated

A low credit score with clean recent housing payments

A low score may trigger closer review, but the lender also considers payment history, current obligations, residual income and compensating factors. Clean, documented property-charge payments can be relevant; they do not override every other requirement.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Social Security or pension as the only income

Benefit income can be considered when documented under HUD’s effective-income rules and reasonably likely to continue for the required period. The decisive question is not whether wages are absent, but whether verified income remains sufficient after counted expenses and property charges.

Several late payments and very little monthly surplus

This combination creates two separate concerns: credit/payment history and residual income. A lender may require explanations, evidence of resolution or other conditions. If the residual result is below the applicable standard, compensating factors or a set-aside may help only when the file meets HUD’s specific criteria.

Substantial equity but an existing mortgage

Equity can support a HECM, but the existing mortgage must be paid off at settlement. If the payoff consumes most proceeds, the transaction may not provide useful cash even if credit and income satisfy the assessment.

Common mistakes and how to avoid them

  • Relying on a score myth: HUD’s cited materials do not state a universal minimum HECM credit score. Get a file-specific decision instead of an internet cutoff.
  • Confusing gross income with qualifying income: The lender uses documented effective income and subtracts counted expenses and property charges.
  • Ignoring regional standards: Residual-income requirements depend on household size and geographic region.
  • Budgeting the full headline amount: The 2026 maximum claim amount is a cap; liens, set-asides, age, rate and value determine actual proceeds.
  • Assuming taxes and insurance disappear: You remain responsible for required property charges and occupancy.
  • Applying with incomplete debt information: Omitting a debt or late payment can delay underwriting and undermine the lender’s assessment.
  • Skipping counseling: HECM counseling is mandatory and is an opportunity to compare alternatives before you commit.

Questions to ask before accepting an offer

  • Which credit or payment-history items require conditions, and what documents will satisfy them?
  • What income sources were counted, what continuation period was applied, and which expenses were included?
  • What household size and regional residual-income standard did you use?
  • Is a life-expectancy set-aside required, how much is reserved, and how does it change usable proceeds?
  • Which liens, repairs, closing costs or other mandatory obligations will be paid from proceeds?
  • What happens if property taxes or insurance become unaffordable later?
  • What assumptions about the youngest borrower, interest rate and appraised value produced this estimate?

Bottom line

Bad credit or limited income does not by itself rule out an FHA-insured reverse mortgage. Approval depends on documented income that is expected to continue, payment and credit history, monthly obligations, residual income, property charges, equity and the lender’s application of current HUD policy. A HECM can be workable when the full file supports the required obligations, but a low score, low income, lien payoff or set-aside can materially reduce proceeds or lead to a denial. Obtain HUD counseling and a written, file-specific assessment from an FHA-approved HECM lender before making a decision.
