Can You Deduct Home Repairs When You Sell Your House?

Usually, no. For U.S. federal income tax purposes, ordinary repairs and maintenance on a personal-use home generally are not a separate deduction, and you generally cannot add them to the home’s tax basis. Qualifying improvements are different: their unreimbursed cost can increase adjusted basis, which may reduce the taxable gain calculated when you sell.

The distinction depends on what the work did, how it fit into a larger project, whether it remained part of the property at sale, and whether special facts—such as casualty damage, rental use, depreciation, insurance reimbursement or energy credits—apply. The rules below reflect Internal Revenue Service guidance in Publication 523 (2025), Publication 530 (2025) and Topic No. 701; state taxes can differ.

Repair or improvement: the classification that controls

The tax law does not make every pre-sale expense deductible simply because you paid it before listing the property. The key question is whether the expenditure is a repair that keeps the home in ordinary operating condition or an improvement that adds value, prolongs useful life or adapts the home to a new use.

Routine repairs and maintenance

Routine work generally produces no separate federal deduction for a personal residence and generally is not added to basis. Common examples include interior or exterior painting, fixing leaks, filling holes or cracks, repairing gutters or floors, plastering and replacing broken hardware or a broken windowpane. These jobs restore existing components rather than creating a lasting upgrade.

Publication 530 (2025) states: “You can’t deduct repair costs and generally can’t add them to the basis of your home.” A repair can make the house more marketable, but that practical benefit does not by itself turn the cost into a tax adjustment.

Improvements that increase basis

An improvement generally adds value, extends useful life or adapts the property to a different use. The cost can generally be added to adjusted basis if the work remains part of the home when you sell. Publication 523 examples include:

  • An addition such as a bedroom, bathroom, deck or garage.
  • Central air conditioning, a furnace, new wiring or a security system.
  • A new roof, siding, insulation, septic system or water heater.
  • Built-in appliances, kitchen modernization and new flooring.

The entire renovation invoice is not automatically qualifying. An improvement that has a life expectancy of less than one year, or an item that is no longer part of the home at sale, generally does not remain in basis under the Publication 523 rules.

The project context can change the result

The IRS gives a direct example: “For example, replacing broken windowpanes is a repair, but replacing the same window as part of a project of replacing all the windows in your home counts as an improvement.” The difference is not merely the material used; it is whether the work is an isolated fix or part of a comprehensive project that upgrades the property.

How an improvement affects the gain calculation

You do not claim an improvement as an ordinary repair deduction on a federal return. Instead, the cost enters the home-sale calculation through adjusted basis.

The basic relationship is:

Amount realized − adjusted basis = gain or loss

Amount realized

Amount realized generally begins with the sale price and is reduced by selling expenses. Typical selling expenses can include eligible commissions and other transaction costs paid to complete the sale. The exact entries belong on the applicable home-sale worksheet and return.

Adjusted basis

Adjusted basis starts with the home’s cost and is increased by qualifying capital improvements. It can also be decreased by items such as depreciation claimed or allowable, certain casualty-loss adjustments, insurance reimbursements and some credits or subsidies. Publication 523’s worksheet addresses these increases and decreases.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

A higher basis lowers the gain that the formula produces; it does not create a cash refund for the amount spent. If the calculation produces a loss on a personal-use home, that loss generally is not deductible.

Illustrative calculation

Assume, solely as an illustration, that a taxpayer bought a home for $350,000, later paid $40,000 for qualifying improvements that were still in the home, and sold it for $500,000 with $25,000 of allowable selling expenses. The simplified amount realized would be $475,000. The simplified adjusted basis would be $390,000 before any other basis adjustments. The resulting gain would be $85,000. A $12,000 painting and leak-repair bill would not ordinarily be added to basis, so it would not reduce that figure.

Actual basis may include original settlement items and other adjustments, and the principal-residence exclusion may remove some or all of a qualifying gain. Treat the arithmetic as a framework, not a substitute for the IRS worksheet.

Common expenditures and their usual treatment

Work or cost Usual federal treatment for a personal-use home What can change the analysis
Painting rooms or exterior surfaces Routine repair or maintenance; generally not deductible and not added to basis. It may be part of an extensive remodeling or restoration project rather than an isolated job.
Fixing a leak, hole, crack, gutter or floor Generally a repair that does not increase basis. Documentation showing the work was integrated into a qualifying, extensive project can matter.
Replacing one broken windowpane Generally a repair. Replacing all windows as part of a whole-home window project is an improvement under the IRS example.
New roof or siding Generally a capital improvement added to basis if still part of the home at sale. Credits, subsidies, insurance payments or later replacement can require adjustments.
Bedroom, bathroom, deck or garage addition Generally an improvement added to basis. Keep evidence of the completed work and its cost.
Central air, furnace, wiring or security system Generally an improvement added to basis. Only the qualifying, unreimbursed amount is generally included.
Kitchen modernization, built-in appliances or flooring Generally an improvement added to basis. An item removed before sale may no longer qualify as part of the home.
Repair after casualty damage May increase basis when restoring the property to its pre-casualty condition. Reduce or otherwise adjust for insurance reimbursement received or expected and casualty losses previously deducted.

When repair-type work can be included

Extensive remodeling or restoration

Publication 523 permits repair-type costs to be included in basis when they are part of an extensive remodeling or restoration job. The exception is narrower than “anything done before a sale.” A single coat of paint or a stand-alone patch is still ordinary upkeep; a documented, substantial project that restores or remodels the property can place related repair tasks in the improvement calculation.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Preserve contracts, scopes of work, invoices and payment records that show how the individual tasks fit together. If an invoice combines qualifying improvements and routine maintenance, separate the components rather than treating the entire bill as capital.

Casualty restoration

When a casualty damages the home and you pay to restore it to its pre-casualty condition, the repair expenditure can increase basis under the IRS rules. The calculation must account for insurance reimbursement received or expected and for any casualty loss previously deducted. A fire, storm or other casualty therefore requires a different analysis from ordinary pre-sale touch-ups.

Keep the insurance claim, adjuster statements, settlement information, repair invoices and records of any casualty-loss deduction. Do not add an insurance-funded amount to basis as though you paid it permanently out of pocket.

The principal-residence exclusion is separate

Whether a cost increases basis and whether gain is excluded are two different questions. IRS Topic No. 701 generally requires that you owned and used the property as your main home for at least 24 months during the five-year period ending on the sale date. Publication 523 describes qualifications, exceptions and situations that can alter the standard rule.

If you meet the applicable requirements, the exclusion may shelter some or all of the gain. Improvements still matter when gain remains, when only a partial exclusion applies or when another basis calculation is required. An improvement does not replace the ownership-and-use tests.

A personal-use home loss generally is not deductible. Increasing basis can reduce a gain, but it does not turn a personal loss into a deductible investment loss.

Special facts that require additional adjustments

Business or rental use

If you used part of the home for business or rented it, depreciation and allocation rules can affect both basis and gain. Depreciation claimed—or depreciation that was allowable even if not claimed—can be a basis decrease, and the business or rental portion may not receive the same treatment as the personal portion. Use the allocation and depreciation information required by Publication 523 and the forms for the business or rental activity.

Credits, subsidies and reimbursements

An energy credit, subsidy or other reimbursement can reduce the amount that belongs in basis or otherwise require an adjustment. Keep the credit documentation and identify whether the benefit applied to the original improvement, a later year or the sale calculation.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Multiple owners or complicated ownership history

Inherited property, transfers between owners, divorce-related transfers, gifts and multiple ownership interests can change the starting basis and the amount each owner reports. The simple purchase-price-plus-improvements formula may not apply without reviewing the title and prior tax records.

State income taxes

This discussion is federal. States can define the home-sale exclusion, basis adjustments and repair treatment differently, so check the rules for the state where the property is located and the state where you file. Federal IRS guidance does not establish a universal state result.

Records to keep before and after the sale

The IRS specifically recommends retaining receipts, canceled checks and similar evidence for improvements and other additions to basis. A complete file should include:

  • The purchase contract, closing statement and settlement documents establishing the original cost.
  • Receipts, invoices, canceled checks, card statements and contractor records for each improvement.
  • Plans, permits, photographs or a written scope showing that repair-type tasks were part of an extensive remodeling or restoration project.
  • Evidence that an improvement remained in the home when it was sold.
  • Records of energy credits, subsidies, rebates and insurance reimbursements.
  • Depreciation schedules and business or rental allocation records.
  • Casualty reports, insurance claims and proof of any casualty loss previously deducted.
  • The closing statement and documentation of selling expenses.

Organize the records by project and year. A secure paper or digital filing system is sufficient; a fire-resistant organizer can help protect documents, but no particular product or storage method is required by the IRS.

A practical process for preparing the sale calculation

  1. Start with the original basis. Locate the purchase and settlement documents and identify the amount that established your initial cost.
  2. List every post-purchase expenditure. Record the date, description, contractor, amount paid and whether the work was reimbursed.
  3. Classify each item. Mark isolated maintenance as repair, and identify work that added value, prolonged useful life, adapted the home or formed part of a substantial project.
  4. Remove items no longer present. An improvement generally must remain part of the home at sale to be included under Publication 523’s guidance.
  5. Apply special adjustments. Account for depreciation, casualty losses, insurance proceeds, credits, subsidies and any other basis decreases shown on the IRS worksheet.
  6. Calculate amount realized. Begin with the sale price and subtract allowable selling expenses.
  7. Compare amount realized with adjusted basis. The difference is the preliminary gain or loss before applying any principal-residence exclusion or other provisions.
  8. Check eligibility and reporting forms. Apply the ownership-and-use tests, review any partial-exclusion exception and complete the forms required for your circumstances.

Mistakes that commonly cause problems

  • Calling every pre-sale expense an improvement. Timing alone does not determine tax treatment.
  • Capitalizing cosmetic upkeep without project evidence. Painting, leak repairs and broken hardware generally remain repairs unless they are integrated into a qualifying extensive project.
  • Adding reimbursed costs in full. Insurance proceeds, subsidies and credits can require reductions or other adjustments.
  • Ignoring depreciation. Rental or business use can create a basis decrease even when depreciation was not actually claimed.
  • Discarding records after the work is complete. Without invoices and payment evidence, proving a basis addition becomes harder.
  • Assuming a higher basis creates a deductible loss. A personal-use home loss generally remains nondeductible.
  • Applying federal rules to a state return automatically. State treatment must be checked separately.

When to get individualized tax help

Consider a qualified tax professional when the property had rental or business use, suffered casualty damage, received insurance or energy reimbursements, involved several owners, changed ownership through inheritance or gift, or has incomplete basis records. Those facts can affect depreciation, allocation, exclusions and the treatment of individual projects in ways that a simple repair-versus-improvement label does not resolve.
