Can You Afford a Mortgage on Retirement Income?

Possibly. Retirement income can count toward mortgage qualification, and a lender generally cannot deny credit solely because of your age. Whether you can safely afford the loan depends on the amount and expected duration of your income, assets, debts, down payment, loan size and term, and the complete cost of owning the home—not just principal and interest.

Approval and affordability are separate decisions. A lender may approve a payment that leaves too little room for health care, repairs, taxes, or a reduction in income. You need a documented-income budget and a stress test before deciding how much to borrow.

What “afford” means when your income is fixed

There are two questions to answer:

  1. Will a lender approve the mortgage? The lender applies its underwriting rules, verifies income and assets, reviews debts and credit, and makes a reasonable, good-faith ability-to-repay determination under the loan terms.
  2. Will the payment remain comfortable? Your household must be able to pay housing costs, debt, health care, living expenses and irregular bills while retaining a reserve for changes you cannot predict.

Those answers can differ. A lender’s calculation may accept a payment that your retirement budget cannot absorb after a major repair or a change in benefits. Conversely, a borrower with modest recurring income may qualify because of a large down payment or substantial usable assets. Do not treat a preapproval as proof that the payment is prudent.

Can Social Security, pensions and annuities be used?

Retirement benefits are not automatically excluded

Consumer Financial Protection Bureau guidance says a creditor generally may not refuse to consider an annuity, pension, other retirement benefit or listed public-assistance income, including Social Security, simply because of its source. The lender may evaluate the amount, reliability and expected continuation of the income just as it evaluates other qualifying income.

Age alone is not a disqualifier

The Equal Credit Opportunity Act and Regulation B generally prohibit a lender from making a credit decision based on age alone. CFPB consumer guidance states that a lender is generally not allowed to make credit decisions based on your age alone. A lender may, however, consider your occupation and the time until retirement to determine whether income—including retirement income—will support the loan through its maturity.

That is an assessment of repayment capacity, not a blanket rule against older borrowers. For example, the lender can examine whether a paycheck will end before the mortgage is paid and what verified income will replace it. It cannot simply reject an applicant because the applicant is older.

Expected continuation matters

Underwriting focuses on whether income is expected to continue under the mortgage terms. A benefit with a documented payment schedule is easier to evaluate than an informal withdrawal plan. If a payment is scheduled to start by the first mortgage payment, the lender may need evidence of its amount and start date. If benefits are scheduled to end or change, that known reduction must be considered rather than ignored.

What documents prove retirement income?

Documentation varies by loan program and lender. The following examples come from Fannie Mae’s selling-guide guidance dated October 7, 2026; other programs can require different records.

Income or resource Examples of acceptable evidence listed by Fannie Mae Important qualification
Pension, annuity or retirement income currently being received Statement from the income provider; retirement award letter or benefit statement; bank or financial-account statement; signed federal tax return; W-2; or 1099 The lender must verify the amount currently received.
Annuity or pension beginning on or before the first mortgage payment Provider statement The statement must confirm the income type, amount, frequency and initial payment date.
Social Security or other public benefit Program-specific benefit documentation and account records as requested by the lender The lender may assess the amount and likelihood that the benefit will continue.

Bring complete, current statements rather than relying on a verbal estimate. Ask the lender which months of bank statements, tax forms or award letters it needs, whether gross or net benefit amounts are used, and how it treats taxes withheld from benefits. Keep copies of every document submitted so you can check that the income entered on the application matches your records.

How to calculate a payment you can actually sustain

Start with a monthly budget based on reliable, documented income and liquid resources. Do not begin with the maximum loan amount shown by an online calculator.

  1. List dependable monthly income. Include Social Security, pensions, annuities and other income you can document. Record each source’s gross amount, after-tax amount, payment frequency and start or end date.
  2. Add the entire housing cost. Include principal and interest, property taxes, homeowners insurance, mortgage insurance if applicable, condominium or homeowners-association charges, utilities, routine maintenance and a reserve for repairs.
  3. Subtract existing obligations. Include credit cards, auto loans, student loans, alimony, personal loans and any other recurring debt. Add regular health-care premiums, prescriptions and support for family members.
  4. Reserve for irregular expenses. Set aside money for deductibles, dental or vision care, appliances, roof or HVAC work, transportation and other bills that do not arrive every month.
  5. Test plausible changes. Recalculate after a benefit reduction, the loss of a secondary income source, a rate adjustment on a variable-rate loan, higher insurance or taxes, and a large repair.
  6. Compare the result with your cash reserves. A payment that works only if every month is perfect is not resilient. Preserve liquidity instead of putting every available dollar into the down payment.

Federal guidance does not establish a universal percentage of retirement income that every borrower can safely spend on housing. Your safe limit depends on location, taxes, insurance, health costs, debt, household size, reserves and the stability of each income source.

What the lender evaluates besides income

Debt and credit

The lender compares your recurring debts with verified income and reviews your credit history and payment record. Paying down a high required monthly debt can improve cash flow, but using retirement savings to eliminate debt may leave too little emergency liquidity. Consider both effects before applying.

Down payment and loan size

A larger down payment reduces the amount borrowed and may lower principal, interest and mortgage-insurance costs. It also reduces liquid reserves, so calculate the post-closing cash balance—not just the percentage down.

Term, rate and loan structure

A longer maturity usually lowers the scheduled payment but can increase total interest and leaves debt outstanding for more years. A shorter maturity can reduce total interest but may raise the required payment. A variable-rate loan requires a budget that can withstand payment changes. Compare offers using the same rate type, term, taxes, insurance and fees.

Assets that can support repayment

Ability-to-Repay rules and related CFPB commentary recognize retirement benefits, public assistance, interest, dividends and usable assets as possible income or resources in repayment analyses. The lender will decide which assets qualify, how they must be documented and whether withdrawals are expected to continue. An account balance is not automatically treated as spendable monthly income.

Conventional mortgage versus a HECM reverse mortgage

A Home Equity Conversion Mortgage (HECM) is a reverse mortgage, not a standard purchase mortgage. It can be relevant to an older homeowner who needs to manage cash flow, but it has different eligibility rules, costs and effects on equity.

Issue Standard forward mortgage HECM reverse mortgage
Monthly cash-flow requirement Scheduled principal and interest payments plus taxes, insurance, association charges and maintenance. Generally designed to provide access to home equity without the same scheduled principal-and-interest payment, but the borrower must continue required property charges and upkeep.
Eligibility Underwriting based on verified income, debts, credit, assets, property and loan terms. Available to homeowners age 62 or older who meet additional conditions, including principal-residence use and other program requirements.
Existing mortgage and federal debt Existing liens and debts are handled under the new lender’s underwriting and closing rules. Requirements apply to an existing mortgage and federal debt; the reverse-mortgage balance and obligations must be addressed.
Counseling Not generally a HECM condition. Completion of counseling with a HUD-approved reverse-mortgage counseling agency is required.
Property obligations Taxes, insurance, maintenance and repairs remain the owner’s responsibility. The owner must keep the home as the principal residence, pay ongoing property charges and maintain the home.
Equity and inheritance Regular payments generally build equity over time, subject to the loan balance and property value. Borrowing reduces available home equity as the balance grows; compare the effect on heirs and future housing choices.
Flexibility and total cost Compare interest, closing costs, mortgage insurance and the cost of keeping the loan to payoff. Compare interest, fees, servicing costs, mortgage-insurance charges where applicable, liquidity and how the balance may grow.

A HECM is not a workaround for an unaffordable purchase. It has counseling and property obligations, and it may not fit someone who wants to preserve maximum equity or expects to move soon. Discuss the full cost and alternatives with an independent, HUD-approved counselor before proceeding.

If the proposed payment does not fit

Reduce the amount borrowed

A larger down payment, a less expensive property or a smaller renovation budget can lower the required payment. Recheck your emergency reserve after any larger down payment.

Change the term carefully

A different maturity changes both payment and total interest. A shorter term may reduce lifetime interest but can make monthly cash flow tighter; a longer term may do the opposite. Choose based on the budget you can sustain, not on one headline payment.

Wait or downsize

Waiting can allow a benefit to begin, a debt to be paid off or additional savings to accumulate. Downsizing may reduce taxes, insurance, utilities and maintenance as well as the mortgage itself.

Lower recurring expenses

Review insurance, transportation, subscriptions and other fixed costs before applying. Reducing a required expense can improve resilience, but do not cut health care or essential maintenance merely to meet an underwriting target.

Refinance or use home equity only after comparing risks

Refinancing can change the payment or term, but closing costs and a new repayment schedule may increase total borrowing cost. A home-equity loan or line of credit can provide liquidity while adding another required obligation and potentially a variable rate. Compare monthly cash flow, total interest and fees, liquidity, effect on equity and inheritance, and performance if income or expenses change.

Application checklist for retirees

  • List every income source, gross amount, net amount, frequency and start or end date.
  • Collect award letters, provider statements, tax forms, W-2s, 1099s and recent account statements.
  • Prepare a complete debt list with balances, interest rates and required payments.
  • Estimate property taxes, insurance, association charges, utilities, maintenance and likely repairs for the specific home and location.
  • Document liquid reserves and decide how much must remain untouched after closing.
  • Compare fixed and variable rates, terms, mortgage insurance and closing costs using identical assumptions.
  • Ask each lender how it treats Social Security, pensions, annuities, account withdrawals and known future income changes.
  • Request a written estimate and verify that the income and expenses shown match your records.

Common mistakes and how to avoid them

Counting gross benefits as spendable cash

Taxes, Medicare premiums or other deductions can reduce the amount that reaches your account. Build the household budget from realistic after-tax cash flow while giving the lender the documentation it requests.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Ignoring ownership costs

Principal and interest are only part of the bill. Taxes, insurance, association charges, utilities, maintenance and repairs can materially change the payment that your budget must support.

Using every dollar for the down payment

Home equity is not the same as liquidity. Keep a reserve for health events, repairs and periods when income or expenses change.

Assuming one lender’s answer applies everywhere

Lender overlays and program rules differ. A denial or approval from one lender does not establish what every lender will decide. Ask for the specific reason, correct documentation errors and obtain estimates from more than one lender under the same assumptions.

Bottom line

You may be able to afford a mortgage on retirement income when that income is documented, expected to continue and sufficient—along with your assets and reserves—to cover the complete cost of ownership. Age alone generally cannot disqualify you, but the lender can examine repayment capacity through the loan’s maturity. Make your decision from a stress-tested retirement budget, preserve emergency liquidity and compare alternatives by cash flow, total cost and the equity you want to retain.
