You can afford a home on one income only when that dependable income covers the complete cost of owning the property, your other debts and essential spending, while leaving cash for repairs and an emergency reserve. A lender’s maximum approval is a qualification result, not a guarantee that the payment will be comfortable.
The answer depends on the actual occupation and salary, location, mortgage rate, taxes, insurance, down payment, debt and whether the second partner’s income is stable and available for the payment. Without those figures, no responsible purchase-price limit can be stated.

What “one income” should mean in your calculation
Start by deciding whose income will support the payment and whose income, if any, will be included on the mortgage application. If only the education worker will apply, calculate affordability from that person’s verified income alone. Do not use a partner’s uncertain earnings, occasional work or money that will not be available for housing simply to make a home appear affordable.

Your household should still run a one-income test if you expect one salary to cover the payment during a leave, job change, illness or other disruption. That test measures resilience, not merely whether an application can be approved.

Count the complete monthly cost of ownership
Principal and interest are only two parts of the bill. Build an all-in estimate before comparing a home with your income. Include:
- Principal and interest at a rate and term a lender can quote.
- Property taxes based on the specific location and assessed value.
- Homeowners insurance and any required flood or other coverage.
- Mortgage insurance when the loan requires it.
- Homeowners association or condominium charges.
- Utilities that you would not pay, or would pay differently, in your current home.
- A realistic monthly allowance for maintenance and eventual replacement of major systems.
Upfront cash matters too. Plan for the down payment, closing costs and the savings you will retain after closing. A low monthly principal-and-interest figure can still be unaffordable once taxes, insurance, fees, repairs and depleted savings are included.
Use affordability rules as screens, not promises
Online rules are useful for a first pass, but they are not universal loan limits. Fannie Mae describes a 25%–30% gross-income housing-cost rule of thumb. Freddie Mac discusses an approximate home price of 2.5 times gross annual income and the importance of housing and total-debt ratios. These heuristics do not account perfectly for local taxes, insurance, rate changes, childcare, health costs or your tolerance for financial risk.

Apply any ratio to the all-in housing cost, not merely the advertised mortgage payment. Then compare the result with your actual cash flow. A household with modest debt and substantial savings may be more comfortable at a different percentage than a household with high student loans or irregular income. A calculator estimate also does not indicate approval or financing; a lender must review your specific file.
Education pay varies substantially by occupation and location
“Works in education” covers jobs with very different wages, schedules and contracts. U.S. Bureau of Labor Statistics national median annual wages for May 2025 illustrate the spread:
| Occupation | May 2025 national median annual wage | How to use the figure |
|---|---|---|
| Elementary school teachers, except special education | $63,970 | National context, not an individual salary or qualifying-income promise |
| High-school teachers | $72,040 | National context; local pay, experience and contract control the actual amount |
| Teacher assistants | $36,780 | Often materially different from teacher compensation; verify the employer and hours |
| Preschool teachers | $38,140 | National context; setting, geography and schedule can change earnings |
Use the partner’s signed offer, contract, pay records and local salary schedules when available. Earnings vary by occupation, employer, geography, experience, hours and contract. A national median should not be converted directly into mortgage-qualifying income.

How to calculate the one-income case step by step
- Identify dependable income. Record gross income the household can reasonably rely on and the take-home amount used for day-to-day spending. Note who will apply and whether pay is seasonal, variable or subject to a contract renewal.
- List every recurring obligation. Include minimum student-loan, credit-card and car payments, personal loans, support obligations and any other debt a lender will count. Do not omit debts simply because they are paid automatically.
- Estimate the proposed loan payment. Obtain a current rate and term from a lender or use a calculator only for an initial estimate. Keep the assumed down payment and loan term consistent when comparing homes.
- Add ownership costs. Add taxes, insurance, mortgage insurance, HOA charges, utilities and maintenance to principal and interest. Replace generic calculator assumptions with property-specific figures as soon as you have an address.
- Subtract essential living costs. Budget for food, transportation, healthcare, childcare, education costs and other necessities before deciding what remains for housing.
- Account for cash needs. Deduct the down payment and estimated closing costs from available funds, then check how much savings remains. A purchase that leaves no repair or emergency reserve is not robustly affordable.
- Run two cases. Use a baseline with your best-supported income and ownership costs, then a stress case with lower available income or higher recurring costs. The stress case is a planning method, not an underwriting rule.
- Compare comfort with approval. A lender’s maximum loan can exceed the payment your household can sustain while saving and handling ordinary surprises. Use the lower, more resilient figure.
How much cash do you need before closing?
Freddie Mac’s 2025 budget guidance estimates closing costs at 2%–5% of the purchase price. The percentage is a source-provided estimate, not a quote for your transaction; lender, title, tax and local charges vary. Ask for a loan estimate and verify which costs are included.
Conventional borrowers putting less than 20% down generally pay private mortgage insurance until reaching 20% equity, according to the same guidance. The exact premium and cancellation rules depend on the loan. Include the premium in the monthly estimate rather than treating the down payment as the only upfront requirement.
Keep money after closing for deductibles, repairs, moving expenses, furnishings, taxes and normal emergencies. The appropriate reserve depends on your income stability, dependents, property age and access to other assets. Do not use every available dollar for the down payment merely to reduce the loan balance.

How lenders evaluate an education worker’s income
Federal ability-to-repay rules require creditors for covered loans to consider and verify relevant income or assets and obligations. Salary, wages and reasonably expected income can be considered, but the lender must make a documented assessment of the facts in your application. There is no general affordability bonus for working in education.
Seasonal or irregular income may be considered when a creditor reasonably determines that the borrower can make periodic payments. That provision does not guarantee approval. A school-year employee should ask what documentation is required, how unpaid summer periods are handled and whether the lender averages variable earnings. Keep contracts, pay statements, tax forms and employment-history records organized.

Student loans deserve specific attention. Their payment can reduce the housing amount a lender will approve and the amount your household can comfortably pay. Ask the lender how the particular loan is treated, and consult a HUD-certified housing counselor when the calculation is unclear.

Why lender qualification and household comfort differ
Underwriting tests whether the application meets program and ability-to-repay requirements. Your budget must answer a broader question: after paying for the home, can you continue saving, handle a repair and absorb an income interruption without using high-cost debt?
Freddie Mac research identified debt-to-income ratio at origination as the strongest predictor of later financial stress in its model. That is a study finding, not a forecast of what will happen to your household. Treat existing debt as a warning signal even if a lender’s system permits the loan.
Compare buying now, waiting or choosing a less expensive home
Make comparisons with identical assumptions. Changing the down payment, rate or tax estimate between options can hide the real trade-off.

| Decision | Compare these items | Questions to answer |
|---|---|---|
| Buy now | All-in monthly cost, upfront cash and post-closing reserve | Does one dependable income still cover essentials and saving? |
| Wait and save | Expected savings growth, rent, rate and price uncertainty | Will waiting materially improve the reserve or reduce debt? |
| Choose a less expensive home | Payment, taxes, insurance, maintenance and commute costs | Does the lower payment remain lower after all ownership costs? |
If comparing loan offers, hold the property and borrower assumptions constant. Review rate, term, down payment, mortgage insurance, closing costs, tax and insurance assumptions and the resulting monthly payment. The evidence does not establish one loan product as best for every education household.
Questions to take to a lender or housing counselor
- Which income documents do you require for a school-year or contract employee?
- How will you calculate student-loan, credit-card and car payments?
- What taxes, insurance, mortgage insurance and HOA amounts are included in the payment estimate?
- What rate, term and down payment produced the quoted payment, and how would a higher rate change it?
- What closing costs are included, and how much cash should remain after closing?
- Are there local assistance programs or loan conditions that could change the cash requirement?
A HUD-certified housing counselor can provide individualized budgeting and explain loan-program details, especially when debt treatment or seasonal income is uncertain. Bring accurate income, debt, savings and spending records rather than relying on a generic calculator.
Common mistakes that make a one-income purchase look affordable
- Using only principal and interest while ignoring taxes, insurance, fees, utilities and maintenance.
- Applying a national education salary median instead of the partner’s actual local compensation.
- Counting a second income that is uncertain, seasonal or unavailable for the payment.
- Assuming lender approval is a recommendation to spend the maximum.
- Using all savings for the down payment and having no repair or emergency reserve.
- Comparing homes with different rate, tax or insurance assumptions.
- Ignoring student-loan and other minimum payments until after selecting a price.
How much house can I afford on one income?
There is no responsible universal price. Start with dependable gross and take-home income, subtract required debt and essential spending, and add every ownership cost. Use the 25%–30% housing-cost guideline and the 2.5-times-income figure only as rough screens, then test the payment against your savings and a lower-income or higher-cost scenario. A lender can provide personalized terms after verifying the application.
