Buying can become financially advantageous over a long enough stay, but the result depends on your nation’s property tax, deposit, mortgage interest, purchase and sale costs, maintenance, rent alternative, tax position, and assumptions about future property values. A short stay gives one-off buying costs less time to be spread across the years you live there; a long stay may let principal repayments build substantial equity. Compare the same standard of home over the same period, and separate mortgage interest (a cost) from principal repayment (which reduces debt and builds equity).
What “cheaper” should mean in a buy-versus-rent comparison
Start by choosing the result you want to measure. A monthly-budget comparison asks how much cash leaves your account each month. A total-cost comparison asks how much housing consumes over a fixed period. A net-wealth comparison also includes the deposit tied up in the property, the equity created by principal repayments, investment returns you could have earned on savings, and the proceeds and costs of a future sale.

Those measures can point in different directions. A repayment mortgage can have a higher monthly payment than rent even though part of the payment reduces the mortgage balance. Conversely, a low initial mortgage payment does not make buying cheaper if stamp duty, conveyancing, moving, repairs, service charges and the opportunity cost of the deposit are ignored.
- Cash flow: include the full mortgage payment, rent, bills and other payments that actually leave your account.
- Economic cost: treat mortgage interest, taxes, fees, insurance, maintenance and the opportunity cost of tied-up savings as costs; track principal repayment as a transfer into home equity.
- Net wealth: add the home’s eventual sale value, subtract selling costs and the remaining mortgage, and test more than one property-price path. A future price rise is not guaranteed.
Set one period—such as the years you genuinely expect to stay—and compare equivalent homes in the same local market. A national average cannot tell you whether a particular flat and a particular rental are financially interchangeable.

Stamp duty is not one UK-wide tax
The phrase “stamp duty” is commonly used for several different property transaction taxes. The applicable tax depends on where the property is located, its price, whether you have owned a home before and whether the purchase leaves you owning another residential property.
- England and Northern Ireland: Stamp Duty Land Tax (SDLT).
- Scotland: Land and Buildings Transaction Tax (LBTT).
- Wales: Land Transaction Tax (LTT).
Do not apply English SDLT bands to Scotland or Wales. Check the current official calculator for the nation, completion date and buyer circumstances before relying on a figure.
Current SDLT rates for a single residential property in England and Northern Ireland
HM Revenue & Customs currently lists these rates for a standard residential purchase. The percentages apply to the portion of the price within each band, not to the entire price.
| Price portion | SDLT rate |
|---|---|
| First £125,000 | 0% |
| Next £125,000 | 2% |
| Next £675,000 | 5% |
| Next £575,000 | 10% |
| Amount above £1.5 million | 12% |
For example, HMRC gives SDLT of £4,750 on a £295,000 purchase under those standard rates. That is a transaction cost paid in addition to the deposit and does not create equity in the property. HMRC describes the tax this way: “You usually pay Stamp Duty Land Tax (SDLT) on increasing portions of the property price when you buy residential property, for example a house or flat.”
First-time-buyer relief and additional-property rates
In England and Northern Ireland, an eligible first-time buyer pays no SDLT on the first £300,000 and 5% on the portion from £300,001 to £500,000. A purchase above £500,000 does not qualify for this relief. “First-time buyer” status and other conditions must be checked against the current HMRC rules; do not assume that a buyer who has never owned a particular type of property qualifies.

HMRC says buyers usually pay an additional 5 percentage points on top of the standard residential rates when the purchase means they own another residential property, subject to rules and exceptions. This can apply when a previous home has not yet been sold. The timing of completion and sale, ownership interests and other exceptions matter, so model the applicable rate rather than assuming the standard table.
Scotland and Wales
Scotland uses LBTT and Wales uses LTT, with their own bands, supplements and reliefs. MoneyHelper’s current first-time-buyer overview identifies a £175,000 LBTT nil-rate threshold for first-time buyers in Scotland. Wales has no first-time-buyer relief, and MoneyHelper identifies a £225,000 LTT nil-rate threshold. Verify the live bands and eligibility with the relevant government calculator because tax rules can change.
Cash you need before you get the keys
The deposit is only one part of the buying budget. Some costs are payable before exchange, some at completion and some while a purchase is being arranged. Keep a separate cash reserve for costs that cannot be added to the mortgage.
| Buying cost | What to allow for |
|---|---|
| Deposit | Cash contribution required by the mortgage offer; the loan-to-value ratio affects product availability and pricing. |
| Property transaction tax | SDLT, LBTT or LTT, calculated for the correct nation, price and buyer status. |
| Mortgage fees | Booking, arrangement or product fees and account fees; check whether a fee is paid upfront or added to the loan, because adding it increases interest. |
| Valuation and survey | The lender’s valuation may differ from a buyer’s survey. Survey scope and price vary with the property. |
| Legal and conveyancing work | Solicitor or conveyancer charges, searches and related disbursements. |
| Registration | Land-registration fees and other completion charges. |
| Moving and storage | Removals, storage, cleaning, mail redirection and other moving-day expenses. |
| Overlap | Temporary rent, hotel or storage costs if the purchase and move do not align. |
MoneyHelper says removal costs can start from £400 and exceed £1,000, depending on circumstances. It gives around £22 a week as a guide for a 50-square-foot storage unit. These are indicative estimates, not quotes; property size, distance, access and timing can change the bill substantially.
Include a contingency for costs that are easy to omit: extra searches, a second valuation, mortgage-admin charges, urgent repairs identified by a survey, or a short period of double housing costs. A purchase that only works if every estimate is at the lowest end is financially fragile.

Ongoing costs of owning
After completion, ownership replaces some rental costs with a larger set of obligations. GOV.UK identifies council tax, heating, water, broadband and, where relevant, leasehold service charges or ground rent as costs to budget for. MoneyHelper also recommends allowing for mortgage fees, insurance, maintenance and moving-related expenses.
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
- Mortgage interest: the financing cost. A fixed-rate deal gives payment certainty for its term; a variable or tracker deal exposes you to rate changes.
- Principal repayment: the part of a repayment mortgage that reduces the outstanding balance. It is a cash commitment, but it builds equity rather than disappearing as an expense.
- Buildings and contents insurance: buildings cover is generally required by a mortgage lender; contents cover protects possessions. Premiums vary by property and risk.
- Maintenance and repairs: owners fund routine servicing and unexpected failures. Older or more complex homes can have more volatile costs.
- Council tax and utilities: these remain payable whether the property is owned or rented, though the amount may differ between homes.
- Leasehold or estate charges: service charges, possible ground rent, major-works contributions and estate-management fees. Some new-build estate charges can affect freeholders as well as leaseholders.
Before buying a leasehold home, read the latest accounts, budget, planned-works notices, reserve-fund information and transfer provisions. A low advertised service charge does not rule out a later major-works contribution.
What renters must include
Renting avoids purchase tax and most owner-paid structural repairs, but it is not a cost-free baseline. Use the same time period and include:
- Rent for every month, with an explicit assumption for increases at renewal or when moving.
- Renter-paid council tax, utilities, broadband and contents insurance where applicable.
- Moving, cleaning, storage and temporary-accommodation costs when changing homes.
- The return or other use of money that is not committed to a deposit. This includes the deposit difference, buying costs avoided and any monthly payment difference.
- Any landlord or letting-agent charges that are lawful and actually payable in your nation and tenancy.
Rent can change, and a tenant may have to move because a tenancy ends or a household’s needs change. Treat flexibility as a real benefit, but value it through your expected likelihood of moving rather than assigning an arbitrary cash amount.
A step-by-step comparison that includes stamp duty and moving costs
- Define the comparison. Choose a home standard, location and period—for example, the expected five, ten or fifteen years in the home. Use a comparable rental, not a cheaper or more expensive housing type.
- Record the buyer’s cash requirement. Add the deposit, the correct property tax, legal and search costs, survey and valuation, mortgage fees, registration, removals, storage, cleaning and any rent overlap. Keep a separate emergency reserve.
- Split the mortgage payment. For each month, record interest and fees as costs and principal repayment as equity creation. If the lender’s illustration does not provide an amortisation schedule, request one rather than treating the entire payment as interest.
- Forecast ownership costs. Add insurance, maintenance, council tax, utilities, service charges, ground rent where applicable and expected mortgage-rate changes after a fixed period. Use a range for repairs instead of a single optimistic figure.
- Forecast renting costs. Add rent, expected rent changes, tenant-paid bills and insurance, moving costs and the value of savings that remain invested or available because no deposit was committed.
- Model the exit. If you compare wealth, estimate a sale price under flat, rising and falling scenarios. Subtract estate-agent and legal selling costs, any early-repayment charge, and the mortgage balance still outstanding. Do not present appreciation as certain.
- Run short- and long-stay cases. A two-year case exposes the effect of one-off purchase and sale costs; a longer case gives principal repayment more time to build equity. The break-even period is an output of your assumptions, not a universal rule.
- Stress-test the result. Increase mortgage rates, rent growth, maintenance and service charges; then test flat or falling home prices. Note which assumption changes the verdict.
- Check affordability separately. A mathematically cheaper option can still be unsuitable if the monthly payment, repair reserve or deposit leaves no buffer for income shocks.
A simple worksheet can use these lines:
Buying cash cost = purchase tax + fees + moving/overlap + mortgage interest + ownership costs + selling costsBuying net wealth = sale price − selling costs − remaining mortgageRenting cash cost = rent + renter-paid bills/insurance + moving costsRenter’s ending assets = starting savings not used for deposit + monthly savings invested or retained
Do not subtract principal repayment as though it were lost money and then also count the resulting equity; that double-counts the same cash.

How long do you need to stay for buying to be cheaper?
There is no official break-even duration because the answer changes with the deposit, mortgage rate and term, purchase price, tax band, rent, rent growth, repairs, service charges, sale costs, investment returns and property-price assumptions. A high SDLT bill and expensive move make the early years harder to justify; a low rate of mortgage interest, modest maintenance and strong equity growth can move the result in the other direction.
Calculate the result for the years you actually expect to remain, then vary that period by a few years. If buying only wins after a holding period longer than your job, family or health circumstances make plausible, the numerical advantage may not be usable. Conversely, a planned long stay can make the ability to control the home and build equity more important than a small monthly difference.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. What recent English data can—and cannot—tell you
The English Housing Survey 2024–25, published by the Ministry of Housing, Communities and Local Government in 2026, reports these averages:
| Measure | England | London | Outside London in England |
|---|---|---|---|
| Mean mortgage payment per week | £242 | £375 | £220 |
| Median mortgage payment per week | £208 | Not stated in the cited survey figures | Not stated in the cited survey figures |
| Mean private rent per week | £250 | £393 | £207 |
| Mean social rent per week | £129 | Not stated in the cited survey figures | Not stated in the cited survey figures |
| Housing cost as a share of household income | Mortgagors: 19%; private renters: 34% when housing support is included in income | Not stated in the cited survey figures | Not stated in the cited survey figures |
These figures describe surveyed households and housing stock, not the cost of buying and renting the same home by the same household. The mortgage-payment measure includes both principal and interest for mortgagors, assumes household contributions as defined in the survey methodology, and excludes water and fuel bills, insurance, maintenance and council tax. Use the figures as context, not as proof that one tenure is cheaper for you.
Situations that commonly change the answer
A likely move within a few years
Buying exposes you to purchase tax, legal fees, moving costs and potentially selling costs in a short window. If the property value is flat or falls, those costs can exceed any equity growth. Renting can preserve mobility and keep the deposit and transaction-cost cash available, although rent may rise.

A long, stable stay
Principal repayments can reduce the mortgage balance over time, and a household that stays put avoids repeated rental moves. The case still depends on interest, repairs, insurance, leasehold charges and the opportunity cost of the deposit. Long ownership does not eliminate the risk of a flat or falling value when you eventually sell.
Buying with a small deposit
A higher loan-to-value ratio can mean a larger mortgage, greater interest exposure and less equity protection if prices fall. Compare the monthly payment under several rates and keep cash for repairs rather than committing every pound to the deposit.
Buying an additional property before selling the old one
The additional-property SDLT supplement may apply, subject to rules and exceptions. Include the possible higher tax in the completion budget and model whether any refund or exception could apply only after checking current HMRC guidance.

Decision checklist
- Have you selected the correct UK nation and checked the current tax calculator?
- Have you tested first-time-buyer eligibility and any additional-property supplement?
- Does your buying budget include tax, deposit, mortgage fees, valuation, survey, conveyancing, searches, registration, removals, storage and overlap?
- Have you separated mortgage interest from principal repayment?
- Have you included insurance, repairs, council tax, utilities and leasehold or estate charges?
- Does the rental case include rent changes, renter-paid bills, moving costs and the return on savings not used for a deposit?
- Have you modelled sale costs, remaining mortgage debt and flat, rising and falling property values?
- Does the expected holding period match your realistic plans?
- Can you afford the payment and a repair reserve if rates or costs rise?
If the result changes dramatically when you alter one uncertain input—such as the mortgage rate, rent growth or sale price—treat the outcome as sensitive rather than as a definitive answer. This framework helps you make an informed comparison; it is not a forecast or regulated personal financial recommendation.
