Buying discount points can reduce your interest rate and monthly payment, while a larger down payment reduces the amount you borrow and may lower mortgage insurance or improve your pricing tier. The better option depends on the actual offers from your lender, the cash you can safely use, and how long you expect to keep the mortgage.
Compare both choices with written Loan Estimates using the same loan type, term, rate-lock period, property assumptions and borrower profile. Then measure total cost through the date you realistically expect to sell, refinance or pay off the loan. A lower rate or payment by itself does not identify the least expensive option.

What discount points buy
A discount point is an upfront fee paid at closing in exchange for a lower mortgage interest rate. One point equals 1% of the loan amount. On a $100,000 loan, one point costs $1,000; on a $400,000 loan, one point costs $4,000.

The rate reduction is not standardized. The amount a point lowers your rate depends on the lender, loan program, market conditions and the rest of your pricing profile. One lender might offer a 0.25 percentage-point reduction for one point, while another lender could offer a different reduction for the same fee. Treat every point quote as a lender-specific price, not as a market rule.

Ask the same lender to show a zero-point option and the proposed points option for the same loan. Confirm in writing both the points charge and the resulting interest rate. A quote that combines points with a different loan amount, term or fee structure cannot show what the points themselves are accomplishing.
CFPB illustration of a point trade-off
The Consumer Financial Protection Bureau gives an illustration using a $180,000, 30-year fixed mortgage. At 5.0% with zero points, paying 0.375 points costs $675 and reduces the rate to 4.875%. The illustrated monthly payment falls by $14. The $675 cost divided by $14 in monthly savings produces a simple break-even estimate of about 48 months.
That example is an illustration, not a current market quote or a universal value for 0.375 points. Your lender may charge a different amount, provide a different rate reduction or structure the fees differently. A complete comparison also considers amortization, the date payments begin and whether the loan remains in place for the full break-even period.

What a larger down payment changes
Putting more money down reduces the original loan balance. That lowers the amount on which interest is charged and generally lowers the principal-and-interest payment. It also lowers your loan-to-value ratio (LTV), which can affect eligibility, pricing and mortgage-insurance requirements.
Rate and approval effects
The CFPB says that, generally, a larger down payment can lead to a lower interest rate and make approval more likely. The result is not guaranteed. Each lender and loan type has its own pricing adjustments and eligibility rules, and a small increase that does not cross a pricing threshold may have little or no effect on the quoted rate.
Lenders commonly evaluate down payments in five-percentage-point increments. Moving from one tier to the next can therefore matter more than adding the same dollar amount without crossing a tier. Ask the lender to identify the down-payment thresholds used for your loan and to show the price at each relevant tier.

Mortgage insurance
A lower LTV may reduce the amount of mortgage insurance, change the premium or eliminate the requirement, depending on the loan program and lender. Mortgage insurance is an ongoing cost, so a larger down payment can save more than the interest on the smaller balance alone. Request the exact monthly insurance amount, any upfront premium and the conditions for cancellation or removal shown for your loan.
The cost of using your cash
Cash committed to the down payment cannot also pay closing charges, moving expenses, immediate repairs or emergency reserves. The CFPB advises borrowers to account for those needs when deciding how much to put down. A mathematically lower payment can be a poor financial trade if it leaves you unable to handle a repair, income interruption or other near-term expense.
Points versus down payment: the economic differences
| Comparison | Buying points | Making a larger down payment |
|---|---|---|
| Where the cash goes | Upfront fee to the lender for a lower rate | Equity in the property that reduces the loan balance |
| Primary payment effect | Reduces the interest rate and therefore the payment | Reduces principal borrowed and therefore the payment |
| Rate effect | Specified by the lender for the chosen points amount; no universal reduction | May improve pricing, especially when crossing a lender or program threshold |
| Mortgage insurance | Usually does not change LTV by itself | May reduce, change or eliminate mortgage insurance, depending on the program |
| Break-even behavior | Requires enough monthly savings to recover the upfront fee | Has no points fee to recover, but the cash has an opportunity cost |
| What happens if you sell or refinance early | Future rate savings stop; unrecovered points can make the choice more expensive | You retain the additional equity, subject to the property value and transaction costs |
| Key risk | Paying for savings you do not receive long enough to use | Having too little cash for closing, repairs or reserves |
Calculate the break-even period for points
Use the simple break-even formula as a first screen:
Break-even months = additional points cost ÷ monthly payment savings
For example, if a lender charges $3,000 in points and the lower rate reduces principal and interest by $75 per month, the simple break-even is 40 months. The points option needs to remain in place for longer than that to recover the fee through payment savings.
This calculation is intentionally rough. It does not fully account for the fact that each mortgage payment contains both interest and principal, nor does it account for the exact timing of closing and the first payment. Use the lender’s amortization figures to compare the remaining balance and cumulative interest at each date you care about.

Use the loan’s actual end date
Count savings only while that mortgage exists. If you expect to sell in three years, refinance in two years or pay off the loan early, do not include savings after that event. Compare the cumulative savings through the expected payoff date with the points paid at closing. If the timing is uncertain, calculate several horizons rather than relying on one optimistic estimate.
Break-even is not the only measure
A points option can have a longer break-even period but still produce a lower total cost if you keep the loan substantially longer. Conversely, a short break-even estimate does not make points sensible if paying them leaves you without adequate reserves or if you are likely to refinance before the savings accumulate. Include the outstanding balance, total interest, mortgage insurance and all loan-level fees in each time-horizon comparison.
Compare the two choices with an apples-to-apples process
- Set the baseline. Choose one loan type, repayment term, property, occupancy, credit profile, rate-lock period and closing date. Keep those assumptions unchanged across the offers.
- Request a zero-point quote. Obtain a written Loan Estimate or lender worksheet showing the rate, loan amount, points, lender fees, monthly principal and interest, mortgage insurance and cash required to close.
- Request the points quote. Ask the same lender for the proposed points option with every other assumption unchanged. Record the exact points fraction, dollar charge, rate and payment.
- Test down-payment alternatives. Request the larger-down-payment option separately. Ask whether the changed LTV alters the rate, mortgage insurance, eligibility, lender credits or any other pricing adjustment.
- Normalize the cash comparison. Record total cash due at closing, including down payment, points, lender charges, prepaid items and other required funds. Make sure one option has not simply shifted a cost into a different fee or credit.
- Project several payoff dates. Calculate total payments, remaining balance, mortgage insurance and cumulative interest at the likely sale, refinance and payoff dates. Include at least one shorter and one longer horizon when your timing is uncertain.
- Check your reserves. Subtract each option’s cash requirement from the money available for closing, moving, repairs and emergencies. Eliminate an option that leaves an unsafe cash cushion, even if its projected mortgage cost is lower.
- Compare multiple lenders. Obtain offers on consistent terms from more than one lender. Compare the complete written estimates rather than selecting the lender with the lowest advertised rate.
How to read the numbers on a Loan Estimate
Start with the loan amount. A larger down payment should normally produce a smaller amount borrowed; if it does not, ask why. For the points comparison, the loan amount should remain the same so that the fee and rate change can be isolated.
Next, record the interest rate and annual percentage rate where provided, but do not use either figure alone. The rate determines the scheduled principal-and-interest payment, while the broader cost figures include certain fees. Compare lender-controlled charges, points, credits, mortgage insurance and cash to close under the same assumptions.
Then inspect the projected payment components. Separate principal and interest from mortgage insurance, taxes, homeowners insurance and other escrowed amounts. Points primarily affect the interest rate; a larger down payment can affect the loan balance and mortgage insurance. If the payment difference comes from taxes or insurance rather than the financing choice, it does not establish which option is cheaper.
Finally, examine the cash-to-close section. The additional cash for points is distinct from the additional cash for a larger down payment. Include both when measuring what your money is buying at closing.

When points are more likely to fit
- You have sufficient funds after closing for moving, repairs and an emergency reserve.
- The quoted monthly savings produce a break-even date earlier than the period you reasonably expect to keep the mortgage.
- The points option has a lower projected total cost at your likely sale, refinance or payoff date after including all relevant fees.
- The rate reduction is confirmed in a written offer and is not dependent on changing another assumption.
- You value a lower required monthly payment and can use cash at closing without compromising other priorities.
When a larger down payment is more likely to fit
- The additional cash moves you across a meaningful LTV or down-payment threshold.
- The larger down payment reduces or eliminates mortgage insurance enough to outweigh the value of keeping the cash available.
- You want a smaller loan balance and more initial equity rather than paying a nonrefundable rate-reduction fee.
- You expect to sell, refinance or pay off the mortgage before points could reach their break-even date.
- You can make the larger payment without exhausting reserves for closing, moving, repairs and emergencies.
Cash reserves and opportunity cost
Both choices spend cash at closing, but the financial flexibility is different. Points are a fee paid for a rate reduction; if the loan ends early, the unused future savings do not come back. A larger down payment becomes equity in the home, although accessing that equity later may require selling, refinancing or borrowing against the property.

Common mistakes and how to correct them
Assuming one point always cuts the rate by a fixed amount
There is no universal rate reduction. Correct this by requesting the lender’s zero-point and points pricing for your exact loan and confirming the difference in writing.
Comparing different loan sizes
A larger down payment naturally lowers the loan amount, while points are calculated from the loan amount. Compare the financing choices separately, then evaluate the total cash required for each.
Stopping at the monthly payment
A lower payment can result from a smaller loan, a lower rate or lower mortgage insurance. Record every component and compare cumulative cost and remaining balance at the date you expect to exit the loan.

Ignoring the refinance or sale possibility
Points only generate savings while the original mortgage remains in force. Model the date you might refinance or sell and stop counting savings after that date.

Using all available cash to reach a round-number down payment
A threshold can matter, but an otherwise attractive tier is not worth draining your reserves. Ask the lender for the exact pricing change and keep enough money for immediate and unexpected needs.

- Mortgage-insurance payment, upfront premium and cancellation terms, if applicable
- Other lender fees and credits
- Total cash due at closing
- Cash remaining for moving, repairs and reserves
- Estimated payoff date or dates for sale, refinance or full repayment
For each projected date, calculate the total cash paid, cumulative interest, mortgage insurance paid, remaining principal and unrecovered points. A spreadsheet is useful, but the lender’s amortization schedule and written disclosures should supply the underlying numbers. If an item is missing, ask the lender rather than filling it with a generic assumption.
Bottom line: which saves more?
Buying points saves more when the confirmed rate reduction produces enough savings before you sell, refinance or pay off the mortgage, and when paying the fee does not weaken your reserves. A larger down payment saves more when the reduced balance, improved pricing tier or lower mortgage insurance outweighs the value of keeping that cash available.
There is no borrower-independent winner. Use same-assumption written offers, calculate costs through realistic holding periods and protect the cash needed to complete and maintain the purchase. The option with the lowest advertised rate or payment is not necessarily the option with the lowest total cost.
