Equity REITs are the closest substitute when you still want real-estate income but prefer rent and property operations over mortgage spreads. Publicly traded business development companies (BDCs) can offer high distributions from corporate lending, but they add private-credit defaults, valuation uncertainty and substantial fees. Preferred-stock funds provide fixed-dividend characteristics with interest-rate and issuer risk. Treasury funds, high-quality bonds, certificates of deposit (CDs) and cash reduce leverage and credit exposure, usually at the cost of lower income or less growth.
Do not choose by headline yield alone. mREIT, BDC and preferred distributions can be cut, and a high payout may reflect leverage, credit losses, return of capital or a falling share price. Compare the source of cash flow, leverage, rate sensitivity, credit quality, distribution coverage, liquidity, fees, taxes and diversification before buying.

What makes an mREIT different?
An equity REIT owns properties and generally earns rent. An mREIT finances real estate by owning mortgages or mortgage-backed securities and earns interest. That difference determines the risk engine.

Nareit describes the equity model this way: “Equity REITs generate income through the collection of rent on, and from sales of, the properties they own for the long-term.” An mREIT instead depends on the spread between the yield on mortgage assets and its funding costs. Leverage magnifies that spread in both directions.

SEC guidance says mortgage REITs tend to be more leveraged and use hedging strategies. Their results can therefore move sharply with short- and long-term interest rates, the shape of the yield curve, financing liquidity, collateral values and mortgage prepayments. When borrowers refinance, an mREIT may receive principal sooner than expected and have to reinvest at lower yields. A rate shock can raise funding costs before asset income resets.
Replacing an mREIT is not simply a search for another security with a similar yield. It is a choice about whether your income should come from property rents, corporate loans, preferred dividends or government and high-grade debt.
At-a-glance comparison
| Alternative | Primary cash-flow source | Main risks relative to an mREIT | Liquidity and pricing | Best suited to |
|---|---|---|---|---|
| Equity REITs and equity-REIT ETFs | Rent and property sales | Property cycles, vacancies, sector concentration, debt costs and interest rates | Exchange-traded shares and ETFs usually provide daily pricing | Investors who still want real-estate income and some growth |
| Publicly traded BDCs and BDC ETFs | Interest and fees from loans, plus gains on equity investments in smaller companies | Borrower defaults, non-accruals, leverage, private-asset valuation, discounts or premiums and high fees | Daily exchange trading, but underlying private assets are less transparent | Investors able to analyze private-credit risk and accept variable distributions |
| Preferred-stock funds or REIT preferreds | Contractual or fixed-rate dividends, subject to issuer ability to pay | Interest-rate duration, credit deterioration, call risk and limited upside | Funds trade daily; individual issues vary in volume | Investors prioritizing income priority and lower equity upside |
| Treasury funds | Interest on U.S. Treasury bills, notes or bonds | Price declines when rates rise; very low credit risk does not eliminate duration risk | Daily fund pricing | Liquidity and government-credit exposure |
| High-quality bond funds | Interest from investment-grade corporate, agency or municipal bonds | Rate duration, spread widening and some issuer defaults | Daily fund pricing | Broader fixed-income diversification |
| CDs or cash | Contracted bank interest or deposit yield | Reinvestment risk, inflation and possible early-withdrawal limits; cash yields can change | CD liquidity depends on the account; cash is generally highly liquid | Principal stability and near-term spending needs |
| Public non-listed or private REITs | Property rents and sales | Limited trading, valuation opacity, redemption restrictions and property risk | Not continuously exchange-traded | Only investors who can accept illiquidity and less transparent pricing |
1. Equity REITs: the closest structural replacement
Equity REITs own income-producing real estate such as apartments, warehouses, offices, shopping centers, health-care facilities, data centers or cell towers. Their operating cash flow starts with leases rather than mortgage coupons. That makes occupancy, rent growth, tenant quality, property expenses and capital spending more important than daily funding spreads.
Why an equity REIT may fit
- Rental contracts can provide a visible operating-revenue base, especially when leases have escalators.
- Property ownership gives potential for long-term capital appreciation in addition to dividends.
- Public shares and ETFs generally offer transparent, daily market prices.
- Different property sectors respond differently to economic conditions, allowing diversification across housing, logistics, health care and infrastructure.
Risks that remain
Equity REITs are not “safe” versions of mREITs. Higher interest rates can increase refinancing costs and reduce the value investors assign to long-lived real estate. Recession can raise vacancies, concessions and tenant defaults. Offices, hotels and retail properties may have very different demand patterns from apartments or warehouses. A concentrated REIT or sector ETF can therefore behave like a single property bet.
Review same-property net operating income, occupancy, lease expirations, tenant concentration, secured and unsecured debt, maturities, fixed-versus-floating-rate debt and the payout ratio based on funds from operations (FFO). A dividend that is covered by recurring FFO is generally more informative than one covered only by accounting earnings.

Equity-REIT ETFs versus individual REITs
An ETF spreads property and management risk across issuers but may include sectors you do not want and charges an ongoing expense ratio. An individual REIT offers more control and potentially a clearer business model, but one tenant problem, development mistake or refinancing need can dominate results. Either way, read the latest annual and quarterly filings rather than relying on a distribution yield screen.
2. BDCs: high income from corporate credit, not real estate
A business development company invests in debt and equity of small and medium-sized private or small public companies. It may make senior secured loans, subordinated loans or equity investments. Interest income can be high because borrowers are smaller, less diversified and often more levered than investment-grade corporations.
Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Fix the driver behind crashes, sound loss and screen glitches3Clear out junk files and repair common Windows errorsThe SEC states that “BDCs are complex and have certain unique risks” and that “as with any investment, you could lose money investing in a BDC.” Treat a BDC as a credit investment, not an mREIT substitute with a different ticker.
Why investors consider BDCs
- Floating-rate loans can reset upward when benchmark rates rise, although higher rates can also weaken borrowers.
- Senior-secured positions may have priority over junior creditors in a restructuring, but recovery is never guaranteed.
- Publicly traded shares provide daily liquidity even though many underlying loans are private.
- Some BDCs pay regular and supplemental distributions when realized income exceeds the base payout.
Costs and structural constraints
Under the SEC’s December 13, 2024 investor bulletin, at least 70% of a BDC’s assets must be in specified investments, such as eligible private or small-company securities. The same bulletin says advisory fees are generally 1.5% to 2% of gross assets, plus incentive fees that can reach 20% of profits. Because fees are charged before shareholders receive distributions, compare net investment income per share with the declared payout.
BDC due diligence checklist
- Examine portfolio concentration. Identify the largest industries, borrowers and individual positions. A few large exposures can make a diversified-looking portfolio fragile.
- Track non-accruals. Review non-accrual investments at cost and fair value, trends over several quarters and whether problem loans are being restructured.
- Test net asset value. Private loans are valued periodically, not continuously. Compare the market price with NAV and determine whether a discount or premium is justified.
- Review leverage and debt maturities. List secured facilities, unsecured notes, interest rates, covenants and maturities. A refinancing wall can turn a modest rate move into a liquidity problem.
- Compare coverage. Look at recurring net investment income per share, realized gains and losses, spillover income and whether supplemental distributions are being treated as permanent.
- Read fee terms. Check incentive-fee hurdles, total-return provisions, waivers and whether fees are calculated on gross assets or another base.
BDC distributions are variable. A high quoted yield can result from a depressed share price or a payout that is not supported by recurring income.

3. Preferred-stock funds and REIT preferreds
Preferred securities generally rank ahead of common stock for dividends and liquidation claims but behind bonds and other senior debt. Many pay a stated dividend, making them useful when you want a more bond-like income stream without abandoning public-market liquidity. An SEC-filed prospectus describes convertible preferred stocks as fixed-dividend securities, but “fixed” does not mean guaranteed.

- Call date: The issuer may redeem the security at a stated price, often near par. If rates fall, the issuer has an incentive to call your high coupon, leaving you to reinvest at lower yields.
- Fixed, floating or reset dividend: A fixed coupon has greater duration. A floating or rate-reset coupon may adjust after a specified date but can still have floors, caps or spread changes.
- Cumulative versus non-cumulative: Missed cumulative dividends generally accrue; non-cumulative dividends can be skipped without creating an arrearage, subject to the issue’s terms.
- Issuer seniority and credit quality: Bank, insurance, utility and REIT issuers have different balance-sheet risks. A preferred holder can lose income even while the company remains solvent.
- Conversion features: Convertible preferreds may participate in equity gains but also expose the investor to dilution and common-stock volatility.
Funds versus individual issues
A preferred-stock fund diversifies issuers and handles call and maturity turnover, but it adds an expense ratio and can own lower-quality securities than its name suggests. An individual preferred gives you a known coupon and call terms, but liquidity may be thin and one issuer can dominate the outcome. Check duration, effective yield to worst, credit ratings, issuer weights, bank or REIT concentration and average daily trading volume.
4. Treasury funds, high-quality bonds, CDs and cash
These choices are income-risk ballast rather than real-estate replacements. They generally reduce leverage and default exposure, but their yields and growth potential differ materially from an mREIT.
Treasury funds
Treasury bills, notes and bonds have the credit backing of the U.S. government, but a Treasury fund’s share price can fall when market yields rise. Short-duration funds have less price sensitivity and greater reinvestment risk; longer-duration funds have more sensitivity and can produce larger mark-to-market gains or losses when rates move.
Investment-grade bond funds
Corporate, agency and municipal bond funds diversify interest income across issuers. In exchange for potentially higher income than Treasuries, they add credit spreads, downgrade risk and some defaults. Review average duration, credit-quality bands, sector weights and distribution history rather than relying on the fund’s trailing yield.

CDs and cash
Bank CDs provide a stated rate for a stated term, subject to the account’s insurance limits and early-withdrawal rules. Cash and money-market vehicles offer liquidity, but their yields can reset quickly as short-term rates change. These instruments are useful for emergency reserves or a spending bucket where avoiding a forced sale matters more than maximizing income.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.5. Public non-listed and private REITs: illiquid property exposure
Non-listed and private REITs still own real estate, but their shares do not trade continuously on a stock exchange. Nareit and SEC materials note limited trading and valuation information for these structures. Redemption programs can be capped, suspended or priced using estimates rather than a live market.
They may suit an investor with a long horizon who understands appraisal-based valuations and lockups. They are generally weaker alternatives for anyone who needs daily liquidity, transparent discounts and premiums or the ability to rebalance quickly. Do not compare an appraisal-based NAV directly with a public REIT’s market price without accounting for valuation timing, fees and redemption terms.
How to choose the right substitute
Step 1: Define the income job
- For long-term real-estate income and growth, start with diversified equity REITs.
- For higher current income from corporate lending, investigate BDCs only if you can analyze credit and accept variable payouts.
- For priority and stated-dividend characteristics, evaluate preferred securities.
- For capital preservation, liquidity or a near-term spending need, use Treasuries, high-quality bonds, CDs or cash.
Step 2: Identify the mREIT risk you are trying to remove
If funding leverage and mortgage prepayments are the problem, an equity REIT may remove those specific exposures but leave property and rate risk. If you want to avoid real estate entirely, a BDC, preferred fund or Treasury fund changes the underlying asset. If your concern is dividend volatility, no high-yield public security eliminates it; use shorter-duration, higher-quality instruments and accept a lower expected payout.
Step 3: Compare coverage and balance-sheet resilience
Use the metric appropriate to the structure: recurring FFO for equity REITs, net investment income and non-accruals for BDCs, issuer earnings and capital ratios for preferreds, and duration and credit quality for bond funds. Check debt maturities, floating-rate exposure, hedges, covenant headroom and liquidity. A distribution is durable only when the underlying cash flow remains durable after interest expense and fees.

Step 4: Check price, liquidity and diversification
For exchange-traded securities, compare the market price with NAV where NAV is meaningful, and investigate unusually large discounts or premiums. For funds, inspect issuer and sector weights, bid-ask spreads, average daily volume and assets under management. Avoid a portfolio in which one REIT, BDC borrower, preferred issuer or property sector can determine your income.
Step 5: Place assets with taxes in mind
U.S. REITs must distribute at least 90% of taxable income annually. REIT dividends generally do not receive qualified-dividend treatment, although some distributions may qualify for other deductions or classifications. BDC and preferred income can also have different ordinary-income, qualified-dividend, capital-gain or return-of-capital components. Read the fund’s tax information and consult a qualified tax professional; rules can change.
Taxable accounts may favor tax-aware municipal or Treasury choices depending on your jurisdiction and bracket. Retirement accounts can simplify reinvestment and defer taxes, but they do not eliminate investment risk or make every security suitable. Confirm account rules before trading.
Step 6: Build a role-based allocation
Instead of replacing every mREIT dollar with one new high-yield position, assign roles: a liquidity reserve, a high-quality income sleeve, a real-estate sleeve and, only if appropriate, a credit-income sleeve. Set maximum weights for any issuer and sector. Reinvest distributions only after checking whether the payout remains covered and whether your target allocation has drifted.
Are equity REITs safer than mREITs?
They are often less exposed to short-term funding spreads and mortgage prepayment mechanics, but “safer” is not universal. Equity REITs can carry substantial property leverage, cyclical rents and sector concentration. An mREIT with conservative leverage, strong hedges and agency mortgage assets may behave better in a particular rate environment than a highly indebted office REIT. Compare balance sheets and asset quality rather than labels.
Can a BDC replace an mREIT for income?
Only as an intentional change from mortgage finance to corporate credit. BDCs can produce substantial income, but borrower defaults, non-accruals, private valuations, leverage and advisory and incentive fees can reduce distributions and NAV. The SEC specifically warns that BDCs are complex and that investors can lose money. Use BDCs as a measured part of a diversified income allocation, not as a risk-free yield upgrade.
What pays a high dividend without mREIT leverage?
No high dividend is free of a compensating risk. Equity REITs may offer rent-backed distributions but use property debt. BDCs use corporate leverage and face defaults. Preferreds have issuer and rate risk. High-quality bonds, Treasuries, CDs and cash generally have less leverage or credit risk, so their current income may be lower or may change as rates move. Evaluate total return and the probability of a payout cut, not just the displayed percentage.
Monitoring after purchase
- Read each quarterly filing for changes in leverage, debt maturities, hedges, asset quality and distribution coverage.
- Watch interest-rate sensitivity: duration for bonds and preferreds, floating-rate debt for BDCs, and refinancing schedules for REITs.
- Track non-accruals and fair-value marks for BDCs; occupancy, lease rollover and same-property NOI for equity REITs.
- Review call notices, reset dates and issuer concentration for preferred securities.
- Separate regular distributions from specials, realized gains and return of capital.
- Recheck taxes after year-end statements rather than assuming every dividend has the same classification.
Rebalance when the risk or role changes, not merely because one security’s yield appears higher. A falling share price can mechanically increase a trailing yield while signaling deteriorating assets or coverage.
