Neither banks nor nonbank mortgage companies are always better. A bank may offer deposit-funded lending, branches and relationship discounts; a nonbank may provide a faster digital process, specialized underwriting or broader access to government-loan programs. Your best choice is the offer with the lowest total cost and acceptable execution risk—not the lender category on the sign.
Obtain standardized Loan Estimates from several lender types and compare the annual percentage rate (APR), interest rate, points, lender fees, credits, cash to close, lock terms, closing reliability and servicing arrangements. Nonbank applications were processed 14 days faster than bank applications during the Federal Reserve Bank of Kansas City’s 2020–21 easing-period study, but that historical result does not predict every market or borrower. Current pricing and service must be judged from the written offers you receive.

What is the difference between a bank and a nonbank mortgage lender?
A bank is a depository institution that accepts deposits and may use them as a relatively stable source of funding. It may offer mortgages alongside checking accounts, credit cards, branches and other financial services. Banks can retain loans, sell them to investors or securitize them after closing.

It commonly funds loans through warehouse lines and the secondary market, then may retain, sell or securitize the loan. Many nonbanks concentrate on mortgage origination and servicing rather than offering a full consumer-banking product line.

The distinction describes the company’s funding and corporate structure, not the quality of a particular loan. A mortgage originated by either type of institution can be sold, securitized or transferred for servicing. The name on your application therefore does not guarantee who will own the loan or collect payments years later.
How the two business models can affect your mortgage
Bank funding and relationship model
Deposits can give a bank a comparatively stable funding base. A bank may also combine a mortgage with branch-based help, an existing checking relationship or a pricing concession for customers. Those features can be valuable when you prefer in-person support or want one institution to manage several accounts.
They are not guarantees of a lower rate, lower fees or better execution. The Kansas City Fed’s research shows that bank and nonbank pricing differs over time and that market conditions affect each model differently. A relationship discount only matters if the resulting Loan Estimate remains competitive after all points, lender charges and credits are included.

Independent mortgage companies often focus their technology, staff and capital on originating and servicing home loans. That focus can mean a streamlined online application, teams experienced with a particular loan program or underwriting processes designed for borrowers whose income or property is less conventional.
Nonbanks are a major part of the market, not a fringe option. The Financial Stability Oversight Council reported in 2024 that nonbank mortgage companies originate and service the majority of U.S. residential mortgages. CFPB Director Rohit Chopra said on May 10, 2024, that the top 10 nonbanks service almost $5 trillion in mortgages and originate trillions of dollars annually. Those figures describe scale, not a quality rating: evaluate the individual lender’s offer, controls and service record.
Which type usually has the lowest mortgage rate?
There is no dependable bank-versus-nonbank price winner. A lender’s funding cost, secondary-market execution, operating expenses, borrower risk, loan program and property type all influence the quote. Rates can change several times in a day, and two lenders in the same category can price the same borrower very differently.

Compare written offers for exactly the same scenario. Give every lender the same loan amount, purchase price, down payment, occupancy, property type, credit and income assumptions, loan term, product (such as fixed or adjustable), and desired lock period. If one quote assumes a shorter lock, a different credit score or a different property, its rate is not an apples-to-apples comparison.
What to compare on each Loan Estimate
| Item | Why it matters | Questions to ask |
|---|---|---|
| Interest rate | Sets the scheduled interest on the note; it is not the complete borrowing cost. | Is it fixed or adjustable? What assumptions and lock period apply? |
| APR | Reflects the rate plus certain finance charges, making offers with different fees easier to compare. | Why does the APR differ from the note rate? Which charges are included? |
| Points | Up-front charges paid to obtain a lower rate; they only pay off if you keep the loan long enough. | What is the break-even period compared with a zero-point option? |
| Lender fees | Origination, underwriting, processing and other lender-controlled charges affect cash to close. | Which fees are mandatory, and can any be waived or offset by a credit? |
| Lender credits | Can reduce closing costs but may come with a higher interest rate. | What rate would apply without the credit, and what is the net cost over your expected holding period? |
| Third-party charges | Appraisal, title, recording and other services can vary, although some are selected outside the lender. | Which providers can I shop for, and are estimates based on the same services? |
| Prepaids and escrow | Taxes, insurance and initial escrow deposits increase cash to close but are not lender profit. | Which amounts are estimates, and how will the escrow account be managed? |
| Cash to close | Shows the money needed at closing after credits, deposits and adjustments. | What could change before signing, and what fees apply if the closing is delayed? |
The CFPB advises borrowers to shop around whether they use a broker or a direct lender. A lower advertised rate can be outweighed by points, lender fees, mortgage insurance, a costly relock or an extension charge. Compare the complete Loan Estimate and the APR, not a headline rate alone.
Is a nonbank mortgage lender safe and regulated?
“Nonbank” does not mean unregulated. Federal mortgage rules apply to nonbanks, and many independent nondepository mortgage lenders report under the Home Mortgage Disclosure Act (HMDA), just as banks, savings associations and credit unions do when covered by the law. CFPB rules also govern important origination and servicing practices, including requirements associated with the Real Estate Settlement Procedures Act.
Oversight is distributed. Federal agencies may supervise activities within their jurisdiction, while state regulators license and examine mortgage companies and loan originators. Capital requirements, complaint processes and permissible products can differ by institution and by state. Before committing, verify that the company and the individual originator are licensed where required, review available regulatory or complaint information, and identify the channel for escalating a problem.
Checks to make before you apply
- Confirm the lender’s license and the originator’s authorization in the states where the property and borrower are located.
- Read the privacy, authorization and document-upload terms before submitting sensitive information.
- Ask for the legal name of the creditor issuing the Loan Estimate; a marketing brand and the actual creditor may differ.
- Find out how to submit a complaint and whether there is a named escalation team.
- Request written explanations for unusual fees, required affiliates or conditions that are not clear in the estimate.
Which lender is faster?
Processing speed depends on staffing, technology, appraisal capacity, title work, borrower documentation and market volume. In a Federal Reserve Bank of Kansas City publication, nonbank applications were processed 14 days faster than bank applications during the 2020–21 easing period. That is a study-period average, not a promise for a current transaction. In a different market, a bank may have more capacity or a nonbank may be constrained by warehouse funding and staffing.

- How long after a complete application will you issue a preapproval or conditional approval?
- What is the current underwriting turn time, and who can clear conditions?
- How quickly are appraisals and title orders placed?
- What closing date can you support with the property and loan program involved?
- What happens if underwriting, appraisal or title work runs late?
- What are the extension, relock or rate-change costs if the lock expires?
For a purchase with a hard deadline, execution certainty can be worth more than a small pricing difference. Obtain the lender’s commitments in writing and have your real-estate agent and closing professional confirm that the proposed timeline is workable.
Who will service the mortgage after closing?
The company that takes your application may not be the company that collects your payments. A lender can sell the loan or transfer its servicing rights. The servicer handles monthly payments, escrow accounting, statements, payoff requests and assistance if you later experience a hardship.
Nonbanks are especially prominent in servicing. The FSOC’s 2024 report says nonbank mortgage companies carry out critical servicing functions and originate and service the majority of U.S. residential mortgages. FDIC and FSOC materials also discuss liquidity risks that can arise when a servicer is under stress. This does not make a nonbank servicing transfer inevitable or unsafe; it makes the servicing plan an important question for every borrower.

Questions to ask about servicing
- Does the creditor expect to retain the loan, sell it, or transfer servicing?
- Who is expected to collect payments immediately after closing?
- Where will escrow funds and annual escrow analyses be managed?
- What payment channels, call-center hours and online account tools are available?
- How are payment errors, payoff statements and hardship-assistance requests handled?
- If servicing transfers, how much advance notice will you receive and how will payments be redirected?
Keep the closing package, payment history and transfer notices. If a transfer occurs, follow the new servicer’s instructions and check the first statement carefully for the correct balance, escrow amount and payment date.
How banks and nonbanks differ for common borrower needs
| Borrower priority | Potential bank advantage | Potential nonbank advantage | What to verify |
|---|---|---|---|
| In-person assistance | Branches and an existing relationship may be convenient. | Some offer local loan officers, but branch access is not inherent. | Who will be your contact, and where can documents be signed? |
| Digital convenience | Established online banking may integrate accounts and payments. | Mortgage-focused portals can streamline applications and updates. | Test document upload, status tracking and communication before locking. |
| Government loans | Large banks may offer conventional and government products. | Mortgage specialists may have deep FHA, VA or USDA experience. | Confirm program eligibility, overlays, fees and current underwriting capacity. |
| Self-employed or unusual income | A broad institution may have several underwriting teams. | Specialized mortgage underwriting may be more familiar with complex files. | Ask for the exact income documents and conditions before applying. |
| Jumbo or unusual property | Balance-sheet lending may support selected products. | Secondary-market investors may offer different property or loan options. | Confirm county limits, property rules, reserves and appraisal requirements. |
| Relationship pricing | Deposits or other accounts may qualify for a discount. | Nonbanks may offset the absence of deposits with lender credits or pricing. | Calculate the net APR and total cost after every discount or credit. |
These are possible model advantages, not guarantees. Product availability, underwriting overlays and service quality vary more by institution than by the bank/nonbank label alone.
A step-by-step way to choose
- Define the loan scenario. Write down the purchase or refinance amount, property type, occupancy, down payment, credit and income assumptions, loan term, desired closing date and rate-lock needs.
- Get at least three Loan Estimates. Include at least one bank and one nonbank mortgage lender. A broker can add another channel, but ask which creditors will actually issue the quotes.
- Make the assumptions identical. Give each provider the same information and ask them to state any assumptions that differ. Do not compare a locked offer with an unlocked quote without noting the distinction.
- Compare APR and total cash. Review the rate, APR, points, lender fees, lender credits, mortgage insurance, third-party charges, prepaids, escrow and cash to close. Calculate how long it would take for points or a lender credit to pay off.
- Test execution ability. Ask for underwriting, appraisal and closing turn times, the contact responsible for conditions, and the cost of an extension or relock. Match the answer to your contractual deadline.
- Check eligibility and documentation. Confirm that the lender handles your loan program, employment structure, property type and credit profile before paying nonrefundable fees.
- Investigate servicing. Ask whether the loan or servicing is likely to be sold or transferred, who will collect payments, how escrow works and how hardship requests are handled.
- Verify authorization and complaints. Check state licensing, the creditor’s legal name and available complaint channels. Preserve the written responses.
- Negotiate with competing offers. Share comparable Loan Estimates and ask whether the lender can match a rate, reduce a fee or improve a credit. Request any change in a revised written estimate.
- Choose the offer that fits your risk. Select the combination of cost, certainty, communication and servicing support that meets your timeline. A slightly cheaper estimate may not be better if the lender cannot close when your contract requires.
How to evaluate points, credits and lock periods
Points versus a higher rate
Points are up-front charges used to obtain a lower interest rate. Divide the additional points cost by the monthly principal-and-interest savings to estimate a break-even period. Compare that period with how long you expect to keep the mortgage; refinancing or selling sooner can leave the points unrecovered. The APR helps reveal the broader cost, but your expected holding period still matters.

Lender credits versus lower closing costs
A lender credit reduces eligible closing costs, usually in exchange for a higher rate. Compare the credit’s immediate benefit with the additional interest over the period you expect to own the loan. Make sure the credit does not exceed permitted costs or create a cash-to-close assumption that differs from another estimate.
Rate locks and extensions
A lock protects a quoted rate for a stated period under stated conditions. Ask when the lock begins, what happens if the closing date changes, whether a relock is possible and what each extension costs. A lower unlocked rate can be less useful than a slightly higher rate that remains available through your actual closing window.
Common mistakes and how to avoid them
Choosing the lowest advertised rate
Advertisements may omit points, lender fees, mortgage insurance, lock assumptions or eligibility conditions. Require a Loan Estimate and compare APR and cash to close under the same scenario.
Assuming an existing bank relationship guarantees the best deal
Relationship benefits can be real, but they should be measured against competing written offers. Include the value of any required balances or account fees when calculating the net benefit.
Paying nonrefundable fees before confirming fit
Ask which fees are due, refundable or transferable if the loan is denied or the property changes. Confirm program, property and documentation eligibility before ordering services that cannot be recovered.
Ignoring the closing deadline
A rate that looks attractive can become expensive if an extension is required or a purchase contract is jeopardized. Match the lender’s current turn times to your deadline and keep a written escalation contact.

Failing to plan for servicing changes
Do not assume the originator will collect payments for the life of the loan. Learn the transfer-notice process, save account records and verify the first statement from any new servicer.
Comparing different loan products
A 15-year fixed, 30-year fixed, adjustable-rate, FHA, VA, USDA, conventional or jumbo quote can have different rates, insurance and cash requirements. Compare products with the same purpose before judging the lender.
When a bank may be the better fit
- You value branch access and already receive useful support from the institution.
- A verified relationship discount produces a lower total cost after account requirements.
- The bank has the exact program, property expertise and closing capacity your transaction needs.
- You prefer integrated deposit, payment and mortgage records and have confirmed the servicing arrangement.
When a nonbank may be the better fit
- A mortgage-focused team offers a competitive written estimate and a closing timeline that fits.
- You need specialized experience with a government program, self-employed income or an unusual property.
- The digital workflow reduces documentation friction without sacrificing access to a knowledgeable underwriter.
- The company clearly explains licensing, fees, servicing expectations and hardship support.
In either case, the final test is the same: compare standardized written terms and select the lender whose cost and execution risk match your circumstances.

Banks and nonbanks are both legitimate mortgage channels, and neither is universally cheaper, safer or faster. Banks can bring deposit funding, branches and relationship services. Nonbanks can bring mortgage specialization, digital processing and substantial government-loan or servicing expertise. The 14-day historical speed difference and the nonbanks’ large servicing share are useful context, not promises.
Get comparable Loan Estimates from several providers, verify licensing, examine APR and total costs, confirm lock and closing terms, and ask exactly who will service the loan. Let the written offer and the lender’s ability to execute—not the category on the logo—decide.
Frequently Asked Questions
Can a bank sell my mortgage after closing?
Yes. A loan originated by a bank or a nonbank may be retained, sold or securitized, and its servicing rights may be transferred. Ask the creditor what it expects and how you will be notified.
Does a nonbank lender have to follow federal mortgage rules?
Nonbanks are covered by important federal mortgage requirements, and many report under HMDA when applicable. State licensing and oversight also apply, so verify the specific company and originator.

No. Speed matters when you have a hard closing deadline, but compare it with APR, total costs, lock terms, underwriting quality and servicing support.
