A seller-paid temporary buydown lowers your required payment for the first one to three years, while your mortgage note rate and long-term contractual payment stay unchanged. If you refinance or move early, part of the seller’s deposit may never benefit you, and the written agreement determines what happens to the unused balance. Compare the payment subsidy you expect to use with refinance costs, discount points, closing-cost assistance and the value of keeping cash in reserve.
What a seller-paid temporary buydown actually changes
A temporary buydown is a prepaid subsidy funded by the seller, builder or another permitted interested party. The money is deposited into a buydown account at closing and released over a defined schedule to cover part of your monthly principal-and-interest payment. Your promissory note still states the permanent interest rate, payment and amortization schedule.

Fannie Mae permits temporary buydowns on eligible fixed-rate mortgages subject to program rules. The initial reduction cannot exceed three percentage points, the rate can rise by no more than one percentage point per year, and the schedule cannot last more than three years. Seller-paid funds are treated as interested-party contributions, so the applicable contribution limits and disclosure requirements still apply.
Fannie Mae’s delivery guidance describes the mortgage documents as reflecting the permanent payment terms rather than the buydown schedule. In practical terms, the discounted payment is a temporary cash-flow benefit—not a permanent rate reduction.

Common schedules
| Plan | Year 1 payment rate | Year 2 payment rate | Year 3 payment rate | What happens afterward |
|---|---|---|---|---|
| 3-2-1 | 3 percentage points below the note rate | 2 points below | 1 point below | Payments use the full note rate from year 4 |
| 2-1 | 2 points below the note rate | 1 point below | Not applicable | Payments use the full note rate from year 3 |
| 1-0 | 1 point below the note rate | Not applicable | Not applicable | Payments use the full note rate from year 2 |
The subsidy generally affects principal-and-interest payments only. Property taxes, homeowners insurance, mortgage insurance and association dues are not reduced by the buydown unless a separate agreement says otherwise.
Does the lower introductory payment help you qualify?
Usually, no. Under Fannie Mae guidance, underwriting uses the payment calculated at the permanent note rate, not the reduced first-year or second-year payment. Your debt-to-income ratio therefore must support the full contractual payment. The mortgage documents must also show that permanent payment.
The lower payment can still help your household budget after closing. It may provide breathing room while you wait for a raise, rebuild savings or absorb moving expenses. That is a cash-flow benefit, not extra borrowing capacity.

When you refinance, the old mortgage is paid off. The buydown account no longer has future scheduled payments to subsidize, so the benefit you realize is limited to the installments actually reduced before payoff. A refinance in month 10 of a 2-1 plan captures only the first 10 months of savings, not the entire two-year schedule.

Freddie Mac has noted that a temporary buydown can result in borrowers paying slightly more over the life of the mortgage depending on when they refinance or move. The reason is not that the introductory payment is higher; it is that an early payoff can leave much of the seller’s subsidy unused while you may have chosen the buydown instead of another concession.
Unused funds are contract-specific
Fannie Mae says the buydown agreement may provide for remaining funds to be returned to the borrower or lender when the loan is paid off before all funds are applied. That wording does not guarantee a refund to you. One agreement might direct a balance to the borrower, another to the lender, and another may specify a different permitted treatment.
Before assuming that unused money will reduce your payoff principal, come back to you as cash or transfer automatically to a new loan, obtain both documents:

- The signed temporary-buydown agreement and any addendum incorporated into your purchase or loan documents.
- A payoff statement from the current servicer showing how the buydown balance will be handled at the proposed payoff date.
Fannie Mae describes the borrower’s interest in the account as having funds applied toward payments as they come due under the note. Do not rely on a verbal promise from the seller, builder, loan officer or closing agent when the written agreement says something different.

A borrower-specific break-even method
There is no universal month at which a buydown “pays off.” The result depends on your loan amount, note rate, chosen schedule, refinance date, closing costs, points, loan balance and the treatment of unused funds.
Use this planning calculation:
Realized buydown benefit = sum of each month’s payment reduction before payoff
Then compare that realized benefit with what the seller credit could have delivered through another option. Include all refinance costs in the comparison:
- Lender origination, underwriting and processing charges.
- Discount points on the replacement loan.
- Appraisal, credit-report and other required third-party fees.
- Prepaid interest, taxes, insurance and initial escrow funding.
- Any change in principal balance caused by rolling costs into the new loan.
- The value of cash you would preserve by using the seller credit for closing costs instead.
Illustrative 2-1 example
Assume, purely for illustration, a $400,000 30-year fixed mortgage with a 7% note rate. A 2-1 schedule calculates year-one principal and interest at 5% and year-two principal and interest at 6%; year three and afterward use 7%. Approximate principal-and-interest payments are $2,147 at 5%, $2,398 at 6% and $2,661 at 7%. The first-year reduction is therefore about $514 per month, and the second-year reduction about $263 per month.

| Payoff timing | Approximate subsidy received | What is not captured |
|---|---|---|
| Month 6 | 6 × $514 = about $3,084 | The remaining first-year and all second-year reductions, subject to the agreement |
| Month 18 | 12 × $514 + 6 × $263 = about $7,902 | The final six months of second-year reductions |
| After month 24 | About $9,348 over the full schedule | No scheduled buydown reduction remains |
These figures are hypothetical principal-and-interest estimates, not a quoted lender calculation. Actual payments depend on the exact note balance, day-count conventions and loan terms. If refinancing at month 6 costs $8,000, the buydown alone has not offset those costs; if the agreement returns a documented unused balance, the result could change.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Compare the buydown with other uses of the seller credit
Ask the seller or builder for each permitted concession in writing. The best choice depends on whether you value near-term payment relief, a permanently lower payment or lower cash needed at closing.
| Use of seller funds | Primary benefit | Early-refinance concern | Questions to ask |
|---|---|---|---|
| Temporary buydown | Lower principal-and-interest payments for one to three years | You may use only part of the subsidy before payoff; unused-fund treatment varies | How much is deposited, what is the exact schedule, and who receives any remaining balance? |
| Permanent discount points | Lower note rate and payment for the life of the loan | Points may not recover their cost before a refinance or sale | What is the upfront cost, monthly savings and point break-even month? |
| Closing-cost credit | Preserves your cash for reserves, repairs or moving expenses | It does not reduce the payment or interest rate | Which costs are eligible, and will the credit exceed allowable program limits? |
| Principal reduction | Reduces the starting balance if the loan program and documents allow it | May not be permitted or may produce less immediate cash-flow relief | Will the lender apply it at closing, and how will the payment be recalculated? |
When points may be better
Points can be preferable when you expect to keep the mortgage beyond the point break-even period and want a payment reduction that continues after the buydown ends. Calculate point cost ÷ monthly payment savings, then adjust for the possibility of refinancing before that month. A seller-paid point credit is not automatically superior: if rates fall and you refinance soon, you may not recover the upfront rate-buydown cost.

When closing-cost assistance may be better
Closing-cost assistance can be more valuable when your emergency fund is thin, you need cash for repairs or the refinance date is uncertain. Preserving reserves can prevent costly credit-card or personal-loan borrowing. It does not create a lower payment, so compare the financial value of liquidity with the buydown’s scheduled subsidy.

Questions to answer before accepting a buydown
- What is the permanent note rate? Confirm the rate and full payment shown in the loan estimate and note. Ignore the temporary payment when judging long-term affordability.
- What exact schedule is funded? Verify whether it is 1-0, 2-1, 3-2-1 or another permitted structure, and whether the period is monthly and fully funded at closing.
- How much is the seller depositing? Request the dollar amount and an amortization-style schedule showing each year’s subsidy.
- What happens if the loan is paid off early? Read the agreement’s payoff clause and ask the servicer for written confirmation of the remaining balance’s treatment.
- What is your realistic refinance or move window? Use a range rather than assuming rates will fall. Refinancing depends on future rates, credit, income, equity, appraisal results and closing costs.
- Will the concession comply with loan-program limits? Seller funds are interested-party contributions and must fit the applicable underwriting and purchase-price rules.
- Can you afford the full payment after the subsidy ends? Build the permanent payment, taxes, insurance, mortgage insurance and dues into your budget from day one.
Risks that can erase the expected advantage
Refinancing may not be available
Lower market rates are not guaranteed. Your credit score, debt-to-income ratio, income documentation, property value and available equity may change. A higher appraisal or stricter underwriting can delay or prevent a refinance, leaving you with the permanent note rate after the buydown period.
Refinance costs can exceed the subsidy
Even a large first-year payment reduction may be outweighed by a new appraisal, lender fees, points, prepaid items and a larger balance if costs are financed. Compare the complete refinance cash-to-close and the resulting balance, not just the advertised rate.
The payment reset can surprise your budget
Set aside the difference between the temporary and permanent payment each month. That practice tests whether the permanent payment is comfortable and builds reserves for the eventual reset. A buydown should not be used to make an otherwise unaffordable mortgage appear affordable.
Document discrepancies create disputes
Marketing sheets, purchase contracts, closing disclosures and the buydown agreement may show different descriptions. Reconcile the dollar amount, schedule, note rate and payoff treatment before signing. The signed loan and buydown documents control.
Decision framework
A seller-paid temporary buydown is more likely to fit when all of the following are true:
- You can qualify for and afford the full note-rate payment.
- You expect to keep the loan long enough to use a substantial portion of the subsidy.
- The agreement clearly states what happens to unused funds at payoff.
- The buydown provides more value than points, closing-cost assistance or another permitted credit for your priorities.
- You have a cash reserve and are not relying on a future refinance to make the loan work.
Choose a different use of the seller credit when you expect to refinance or sell very soon, the payoff clause is unclear, the subsidy is small relative to likely refinance costs, or preserving cash is more important than reducing early payments. Ask the lender to price each option on a comparable loan estimate, then run the calculation using several payoff dates rather than one optimistic forecast.
