There is no independently verified “best” lease-accounting ranking for every finance team. A practical 2026 shortlist to investigate is SOFT4Lessee, FinQuery LeaseQuery, Visual Lease, MRI ProLease, and Nakisa Lease Accounting. They appear in current comparison or review listings, but the available evidence is based mainly on category descriptions and public vendor information—not comparable hands-on testing, customer-outcome studies, or published price quotes.
Use the five names as fit hypotheses. The right choice depends on your accounting standards, lease portfolio, ERP, countries and currencies, administration workflow, and audit requirements.

What lease-accounting software must do
A lease platform should be more than a document repository. For each lease, finance normally needs a defensible data record, liability and right-of-use (ROU) asset calculations, recurring journal entries, disclosures, changes over time, and an audit trail that explains who changed what and why.

Random freezes, missing sound and display glitches usually trace back to one bad driver. Find and replace yours safely.Free scan · under a minuteUnder IFRS 16, the IFRS Foundation describes a single lessee accounting model. A lessee generally recognizes an ROU asset and a lease liability for leases longer than 12 months, except where the underlying asset is of low value. IFRS 16 applies to annual reporting periods beginning on or after 1 January 2019. Read the current standard and amendments and obtain accounting advice for your facts before configuring rules in software.
#1 Best Overall
Software listings often mention ASC 842, IFRS 16, GASB 87, or other frameworks. Those labels are not proof that a product handles every classification, election, transition, disclosure, or jurisdictional requirement your entities use. The current FASB Codification and implementation guidance should be your authority for ASC 842 decisions.
The scale of the accounting change explains why automation matters. In a January 2019 explanation, the IFRS Foundation cited an estimated $3 trillion in future lease payments from its 2016 effects analysis of listed companies under the previous requirements. That is historical standard-setting context, not a current market-size estimate. IASB Chairman Hans Hoogervorst said in the IFRS Foundation’s January 2016 announcement: “These new accounting requirements bring lease accounting into the 21st century, ending the guesswork involved when calculating a company’s often-substantial lease obligations.”
How the five-platform shortlist was formed
The list below combines names appearing in 2026 comparison and review-category sources. It is not a strict rank order, and “finance teams actually love” cannot be established from the available evidence. G2’s September 2026 category page reported an average rating of 4.43 out of 5 across 69 products; that is a time-sensitive review-platform statistic, not a survey of all finance teams and not a score for these five products.

|---|---|---|
| SOFT4Lessee | Included in an August 2026 five-platform comparison and an ERP Research comparison. ERP Research describes it as built on Business Central and supporting IFRS 16, ASC 842, and AASB 16. | Do you already run Business Central? Confirm the current release, supported entities, localization, integrations, migration approach, and which listed standards are available in your edition. |
| FinQuery LeaseQuery | Appears in G2’s lease-accounting theme and ERP Research’s comparison. G2 describes a cloud product supporting multiple standards and accounting reports. | Verify the standards and reports you need, ERP/general-ledger connectors, data ownership, user roles, implementation assistance, and licensing structure. |
| Visual Lease | Listed by G2 and ERP Research as spanning lease management and accounting, with reporting and ERP-integration relevance. | Test whether portfolio visibility, collaboration with real-estate or operations teams, abstraction, approvals, and your ERP export process work as required. |
| MRI ProLease | Listed by Gartner Peer Insights and ERP Research as lease-accounting and administration software. | Determine which accounting and administration modules are needed, how integrations are licensed, and whether the product handles your standards, locations, and change events. |
| Nakisa Lease Accounting | Listed by Gartner Peer Insights and ERP Research. Gartner positions it for enterprise portfolios with diverse assets and ERP integration. | Ask for an implementation plan for your subsidiaries, currencies, asset types, controls, interfaces, and reporting bases; confirm product boundaries and required modules. |
Other current category pages list products such as CoStar Real Estate Manager, Leasecake, Rubli, Spacebase, EZLease, and Trullion. A real-estate-heavy company, equipment lessor, or organization tied to a particular ERP may reasonably create a different shortlist.
Choose by accounting scope before comparing features
Start with a written scope statement. It prevents a persuasive demonstration from hiding a standards or consolidation gap.
Rank #2
- Ideal for Gifting
- Ideal for a bookworm
- Compact for travelling
Standards and reporting bases
- List every framework used by each reporting entity, such as IFRS 16, ASC 842, GASB 87, or a local basis.
- Record whether you need lessee accounting, lessor accounting, or both.
- Identify separate books, parallel reporting bases, local statutory reports, and consolidation adjustments.
- Ask the vendor to demonstrate a representative lease under each required basis, including transition and disclosure outputs.
Portfolio characteristics
- Count leases and components, not just contracts. One contract can contain multiple assets, payment streams, options, or currencies.
- Separate real estate, vehicles, machinery, technology, and other equipment because fields, useful lives, residual values, and change events differ.
- Map subsidiaries, jurisdictions, currencies, fiscal calendars, and intercompany arrangements.
- Estimate growth, acquisitions, disposals, and expected contract turnover over the next three to five years.
Change events
Ask to see renewals, early terminations, modifications, rent-free periods, index-linked payments, impairments, reassessments, and remeasurements. The important question is not whether a brochure names “modifications”; it is whether the system preserves the original record, calculates the revised schedule, posts the correct adjustment, and retains an approval history.
Outputs for close and audit
Require examples of liability and ROU-asset schedules, amortization and interest, recurring and one-time journal entries, disclosure reports, consolidated reports, variance analysis, and period-close controls. Confirm whether reports can be reproduced for a prior period after a later correction, with the change and approver visible.

Compare administration and accounting as two connected workflows
Lease administration and accounting overlap but are not the same job. Real-estate, procurement, legal, operations, and finance may each own part of the information.
Administration capabilities to examine
- Contract ingestion and abstraction, including who enters or verifies critical terms.
- Centralized documents with version history and permissions.
- Critical-date alerts for expirations, renewals, notice windows, insurance, and payment changes.
- Renewal options, purchase options, variable payments, incentives, and escalation clauses.
- Task assignment, review queues, comments, and evidence attachments for non-finance collaborators.
Accounting capabilities to examine
- Automated schedules for the lease liability and ROU asset.
- Journal-entry generation at the required frequency and level of detail.
- Initial recognition, subsequent measurement, remeasurement, modification, termination, impairment, and foreign-exchange handling where applicable.
- Disclosure and roll-forward reporting that ties to the general ledger.
- Audit trails showing source data, calculation versions, approvals, and posting status.
A platform can be strong at one side and still be a poor fit overall. During demonstrations, follow one lease from signed document to abstraction, approval, accounting schedule, journal entry, ERP posting, disclosure, and a later modification.
Integration and control questions that decide the outcome
ERP and general-ledger connection
Document the exact direction and frequency of data flows. Ask whether the connection is a native connector, API, scheduled file, or manual export; which dimensions and entities are supported; how failed records are reconciled; and whether journals can be approved before posting. “ERP integration” without these details is not a control design.
Rank #3
Data migration
Request a field-level migration template. It should cover historical balances, commencement dates, payment calendars, options, incentives, modifications, currencies, entities, and supporting documents. Ask how exceptions are reported and how migrated calculations will be reconciled to your existing schedules and trial balance.
Identity, segregation, and security
- Confirm single sign-on, multifactor authentication, role-based permissions, and administrator controls.
- Separate lease abstraction, accounting review, journal approval, and system administration where your control framework requires it.
- Ask about encryption, data residency, backups, retention, incident notification, and export when the contract ends.
- Obtain current assurance reports or security documentation through your procurement process rather than relying on a generic security statement.
Evidence and support
Ask for customer references in a portfolio similar to yours, an implementation workplan, named responsibilities, support hours and escalation, release-management practices, and documentation for calculations and reports. Review ratings are useful signals, but read the review count, reviewer role, date, and workflow described; a high average with few or old reviews does not establish fit.
A repeatable evaluation process
- Write the requirements baseline. List standards, entities, lease types, volumes, currencies, close timetable, reports, controls, integrations, and retention requirements.
- Build a representative test pack. Include a straightforward lease, a multi-component contract, a modification, an index-linked payment, a renewal decision, a termination, and a foreign-currency or multi-entity case if relevant.
- Issue identical questions. Give every vendor the same data definitions and ask for the same outputs. Require assumptions to be stated in writing.
- Score evidence, not promises. Mark each requirement as demonstrated, documented but not demonstrated, dependent on configuration, dependent on an add-on, or not stated.
- Reconcile calculations. Have your accounting team independently recompute selected schedules and tie sample journal entries and disclosures to the general ledger.
- Run an integration and controls workshop. Trace source data, interfaces, approvals, errors, corrections, period close, and audit retrieval with finance, IT, security, and process owners present.
- Plan migration and parallel close. Define cleansing, opening balances, historical evidence, user training, cutover ownership, and at least one parallel reporting period before production.
- Negotiate measurable acceptance criteria. Put required reports, interfaces, response times, migration deliverables, and defect handling into the statement of work.
How each shortlist option may fit different teams
When SOFT4Lessee is worth a closer look
The Business Central connection described by ERP Research makes SOFT4Lessee a logical hypothesis for an organization already standardized on that ERP. The potential advantage is architectural alignment rather than a proven universal feature lead. Validate whether the current version supports your entities and reporting bases, how much configuration is required, and whether data and journals move without custom work.
When FinQuery LeaseQuery is worth a closer look
Its cloud positioning and description of multiple standards and accounting reports may suit a finance-led subledger search. Confirm how it handles your portfolio complexity, approval model, ERP interface, historical data, and reporting dimensions. Ask for a demonstration using your test pack rather than relying on a generic “multi-standard” claim.
When Visual Lease is worth a closer look
The sources position Visual Lease across lease management and accounting. That combination may help organizations that need finance, real-estate, and operations stakeholders to work from one portfolio view. Test abstraction ownership, collaboration, critical-date controls, document permissions, and the handoff from administrative data to accounting outputs.
Rank #4
When MRI ProLease is worth a closer look
MRI ProLease is listed as both administration and accounting software. It may be relevant when those functions must be evaluated together, particularly in portfolios with substantial property administration. Confirm the exact modules, standards, integrations, implementation roles, and reporting available in your proposed configuration.
When Nakisa Lease Accounting is worth a closer look
Gartner’s listing describes Nakisa as serving enterprise portfolios with diverse assets and ERP integration. That makes complex, multi-entity environments a reasonable fit hypothesis, not a verified result. Request a detailed architecture and implementation plan covering data volumes, currencies, controls, interfaces, and the boundaries between lease accounting and adjacent products.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Pricing, implementation, and total cost
Comparable current prices, free-trial terms, contract terms, and implementation costs were not established for these five platforms. Do not treat an unpriced demonstration or a “contact sales” page as a cost estimate.
Ask each vendor to separate:
- Subscription or license fees by entity, user, lease, module, or transaction.
- Implementation, configuration, migration, integrations, training, and travel.
- Ongoing support, premium response levels, upgrades, and additional environments.
- Costs for extra standards, currencies, entities, reports, storage, APIs, or add-on administration.
- Exit assistance and data extraction at renewal or termination.
Model the internal cost as well: contract abstraction, data cleansing, accounting validation, IT integration, control documentation, user training, and parallel close. A lower subscription can be more expensive if manual reconciliation remains in the process.

Common selection mistakes and how to avoid them
Choosing from a star rating alone
Ratings aggregate different users and workflows. Read representative reviews and verify whether reviewers discuss your standards, lease types, scale, integrations, and close process.
Best Value
- It can be a gift option
- Comes with secure packaging
- Helpful in various ways
Accepting “compliant” without a demonstration
Ask which standard, elections, classifications, disclosures, and change events are covered, in which edition, and with what configuration. Require sample outputs tied to your chart of accounts.
Ignoring non-finance data ownership
Missing renewal dates, options, incentives, or variable-payment terms can corrupt otherwise correct calculations. Assign owners for abstraction, review, approvals, and updates before implementation.
Underestimating historical evidence
Auditors may need source contracts, assumptions, approvals, prior schedules, and explanations for changes. Confirm that the platform can retain and retrieve this evidence by period and lease.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Repair Windows errors before they cause bigger problems3Scan for outdated or missing drivers - takes under a minuteBuying an isolated calculator
If journals, dimensions, approvals, and reconciliations remain manual, the close risk has not disappeared. Evaluate the complete path into and out of the ERP.
Skipping a realistic pilot
A polished demo can conceal edge cases. Use representative leases and require the vendor to show errors, corrections, remeasurement, termination, and a prior-period audit retrieval.
A decision worksheet for your shortlist
| Decision area | Questions to answer | Evidence to retain |
|---|---|---|
| Standards | Which frameworks, entities, elections, and disclosures are required? | Written coverage matrix and demonstrated sample reports. |
| Portfolio | How many leases, components, assets, currencies, and locations are in scope? | Inventory, growth assumptions, and volume limits. |
| Change handling | How are modifications, renewals, indexation, impairments, and terminations processed? | Recomputed test cases and audit history. |
| Close | Can schedules, journals, reconciliations, and disclosures be produced on time? | Parallel-close results and reconciliation sign-off. |
| Administration | Who abstracts contracts and owns critical dates and options? | Role map, workflow, alerts, and document controls. |
| Integration | How do data and journals move to the ERP and general ledger? | Interface specification, error handling, and security review. |
| Commercials | What is included, recurring, usage-based, optional, or exit-related? | Comparable five-year total-cost model and contract terms. |
| Evidence | Can the vendor prove fit in a similar environment? | Reference calls, implementation plan, and acceptance criteria. |
Bottom line for 2026 buyers
Investigate SOFT4Lessee, FinQuery LeaseQuery, Visual Lease, MRI ProLease, and Nakisa as a starting set—not as a verified ranking of universally loved products. Select only after one platform demonstrates your standards, portfolio, change events, reports, controls, and ERP workflow with your own test data. Treat review averages and category listings as screening signals; your reconciled calculations, migration plan, security review, references, and contractual acceptance criteria should make the final decision.
