HouseWhisper Explained: How the Former Zillow Executives’ AI Assistant Has Expanded

HouseWhisper is a Seattle-based real-estate AI company founded by former Zillow executives Luis Poggi, Alex Kutner, and Spencer Rascoff. It launched publicly on February 25, 2025, as a conversational assistant that agents could reach by phone, text, or voice memo. By May 2026, the company said it had expanded into lead reactivation, automated routing, and team-level pipeline management.

That makes HouseWhisper more than a note-taking chatbot—but the publicly available evidence shows product expansion and company-reported adoption, not independently verified improvements in conversion, revenue, or transaction volume.

What HouseWhisper does

HouseWhisper is designed to reduce the administrative workload surrounding real-estate sales. An agent can communicate with the system through a phone call, text message, or voice memo. HouseWhisper then processes the interaction and may extract client details, create tasks or reminders, schedule appointments, draft follow-up messages, and update connected CRM records.

The company’s stated goal is to let agents handle routine work through familiar communication channels instead of requiring them to constantly open another dashboard. Its company profile emphasizes this assistant-style experience.

In practice, the product sits across several distinct categories:

  • Productivity assistance: capturing notes, tasks, reminders, and appointments.
  • Communication assistance: preparing or facilitating personalized follow-ups.
  • Lead management: re-engaging dormant contacts and routing prospects.
  • Business-process automation: monitoring pipelines and applying team rules.

Those capabilities should not be confused with an autonomous transaction manager. HouseWhisper’s terms require customers to review AI-generated content, appointments, reminders, and other action items before relying on them.

How the original AI assistant works

  1. An agent sends a voice memo, text, or phone instruction.
  2. The system transcribes or processes the interaction.
  3. It identifies relevant names, properties, client information, dates, or tasks.
  4. It can create a reminder, appointment, CRM update, or draft message.
  5. The agent reviews the result and corrects errors before sending or acting on it.

A representative use case might be an agent saying, “Remind me to call the buyer about the inspection on Thursday and update the CRM with their preferred ZIP code.” The value is not simply generating text; it is turning an informal instruction into structured follow-up work.

Accuracy remains important. Names, addresses, ZIP codes, dates, shorthand instructions, and similar-sounding contacts can be misunderstood. HouseWhisper’s terms of service disclaim guaranteed accuracy and place responsibility on the customer to verify outputs.

What changed after the 2025 launch?

HouseWhisper’s public launch coverage described an assistant for individual agents. In a May 27, 2026 announcement, the company presented a broader platform with an AI teammate, a Lead Engine, and a Rules Engine.

Lead Engine

HouseWhisper says its Lead Engine can work through an existing database and lead sources, conduct personalized one-to-one conversations, adapt to a contact’s replies and apparent intent, and attempt to turn dormant leads into appointments. Qualified prospects can then be handed to agents.

The company also says its commercial model includes a referral fee when a Lead Engine-nurtured lead closes. Public materials do not disclose the percentage, dollar amount, or precise calculation method.

Rules Engine

The Rules Engine is aimed more at teams and brokerages. HouseWhisper says managers can use criteria such as location, price range, language, agent availability, and ZIP code to route leads. Managers can also monitor response and connection rates, identify stalled leads, and intervene before opportunities are lost.

These are stated capabilities, not independently verified performance results. The available announcement does not provide conversion rates, appointment-booking lift, response-time benchmarks, closed-transaction data, or agent-hours-saved figures.

Who founded HouseWhisper?

HouseWhisper was founded by three former Zillow executives:

  • Luis Poggi, co-founder and CEO, previously held product, engineering, and operations roles at Zillow.
  • Alex Kutner, co-founder and CTO, was a Zillow engineering leader.
  • Spencer Rascoff, a Zillow co-founder and former CEO, is a HouseWhisper co-founder and board member.

Rascoff is also described by HouseWhisper as CEO of Match Group and an investor through 75 & Sunny Ventures. Their Zillow experience gives the startup real-estate expertise and industry credibility, but HouseWhisper is an independent company—not a Zillow subsidiary, product, or official endorsement. GeekWire reported that the startup worked with several Zillow teams, which is not the same as a Zillow integration.

At launch, CEO Luis Poggi told GeekWire that the service was significantly cheaper than hiring a human assistant. Because public pricing is unavailable, that should be treated as a company claim rather than an independently demonstrated cost comparison.

Funding and reported adoption

HouseWhisper launched publicly on February 25, 2025, after roughly eight months in beta. GeekWire reported the following at launch:

  • Nearly $10 million raised across two rounds.
  • A $6.7 million seed round led by Mayfield.
  • Participation from PSL Ventures, 75 & Sunny Ventures, and other investors.
  • More than 4,000 agents using the beta or product nationwide.
  • Approximately 15 employees.

In its May 2026 platform announcement, HouseWhisper said it had reached more than 250 teams and 7,000 agents, while still reporting nearly $10 million in total funding.

Those adoption figures are company-reported. The public sources do not define whether they represent paying customers, registered users, active users, or agents associated with customer teams. They are useful indicators of reported reach, but they are not audited proof of product effectiveness.

How HouseWhisper differs from a conventional CRM

Traditional real-estate CRMs generally expect agents or administrators to work inside a web or mobile interface. HouseWhisper’s stated distinction is conversational access: an agent can speak or text an instruction and have the system translate it into CRM activity or follow-up work.

Its newer features move it closer to a lead-management platform. The relevant comparison is therefore not only “AI assistant versus CRM,” but also:

It would be too strong to call HouseWhisper uniquely positioned without a broader independent comparison. Products such as Follow Up Boss, Lofty, kvCORE, and Structurely occupy overlapping CRM, marketing, automation, or AI-conversation categories, although their exact features and pricing should be evaluated directly.

Data, privacy, and human oversight

According to HouseWhisper’s privacy policy, the service may process:

  • Agent account information.
  • Client names and contact details.
  • Calendar events and CRM records.
  • Property information and client communications.
  • Voice and text interactions, including call recordings.
  • API keys or credentials required to connect third-party services.

The policy names OpenAI and Anthropic among the third-party large-language-model providers used to support AI functions, and says the processing platform is hosted on Azure. HouseWhisper says personal client data is not used to train a model specifically for another customer and is not made available to other customers.

There is an important qualification. The terms say customers retain rights to submitted data but grant HouseWhisper rights to process it and create “Data Learnings” that may be used to improve the service, provided the customer cannot reasonably be identified as the source. That language appears to address aggregated or de-identified product improvement, while the privacy policy addresses customer-specific model training and disclosure. Brokerages should review the precise contract language rather than reducing the policy to “customer data is never used for training.”

The terms also prohibit entering highly sensitive information such as Social Security numbers and credit-card numbers. Customers remain responsible for reviewing appointments, reminders, tasks, and generated messages—including details such as appointment addresses—before sending or relying on them.

Compliance questions for agents and brokerages

HouseWhisper’s terms place responsibility on customers to comply with applicable laws, including the Fair Housing Act and the Real Estate Settlement Procedures Act. That makes implementation and oversight as important as the AI features themselves.

Before using automated voice, text, or email outreach, a brokerage should determine:

  • Whether the intended messages satisfy federal and state telemarketing requirements.
  • How consent, opt-outs, and do-not-contact requests are stored and enforced.
  • Whether prospects are told when they are communicating with an AI system.
  • How fair-housing risks are controlled in qualification, routing, and messaging.
  • Whether administrators can audit transcripts, edits, CRM changes, and automated campaigns.
  • How local call-recording-consent rules affect recorded conversations.
  • How data and recordings are deleted after cancellation.
  • Whether CRM credentials can be limited by role.

The terms say customers can withdraw text-message consent by replying “STOP,” while warning that doing so may materially degrade the service. That trade-off should be understood before automated outreach is enabled.

Pricing and availability

HouseWhisper’s May 2026 announcement says the expanded platform is available to new and existing customers, although onboarding may require joining a waitlist. The company describes a monthly platform fee plus a referral fee when Lead Engine-nurtured leads close.

No public dollar amount, per-seat price, team minimum, contract length, referral percentage, or cancellation policy was disclosed in the supplied sources. The public buying path is primarily “Book a demo”, not transparent self-service checkout.

Prospective customers should request written answers to these questions:

  1. Which CRM and calendar platforms are supported?
  2. Is synchronization two-way?
  3. What specifically triggers the referral fee?
  4. Is the fee based on gross commission, transaction value, or another measure?
  5. Are annual contracts or minimum team sizes required?
  6. Are phone, SMS, email, transcription, and usage charges included?
  7. Can specific contacts or campaigns be excluded from automation?
  8. Can administrators review transcripts and audit CRM changes?
  9. What happens to recordings and data after cancellation?
  10. Are SSO, role-based access, service-level commitments, and brokerage support available?

Who is HouseWhisper likely to suit?

Potentially good fit

  • Teams with large dormant CRM databases.
  • Agents who already communicate heavily by phone and text.
  • Brokerages that need automated lead routing and response-time oversight.
  • Organizations able to establish human review and compliance procedures.
  • Businesses that value lead follow-up and reactivation more than simple AI writing.

Potentially poor fit

  • Solo agents seeking a transparent, low-cost subscription.
  • Brokerages that cannot permit access to CRM and communication data.
  • Teams that require fully autonomous communication without review.
  • Firms with highly customized CRMs or strict data-residency requirements.
  • Organizations without enough lead volume or database value to justify platform and referral fees.

The bottom line

HouseWhisper began as a voice-and-text administrative assistant for real-estate agents and has stated that it is becoming a broader AI-powered lead-management platform for teams. Its founders’ Zillow backgrounds help explain the company’s industry focus, while reported funding and agent counts indicate meaningful early traction.

For a high-volume team with a neglected database, automated follow-up, routing, and pipeline monitoring may justify a serious evaluation. But buyers should not assume that reported adoption proves better conversion or revenue. Pricing is undisclosed, referral-fee terms require clarification, sensitive CRM and communication data are involved, and human review remains necessary.

The practical next step is a detailed demo followed by written answers about integrations, permissions, consent handling, auditability, data deletion, total cost, and measurable success criteria.
