Equinix completed its acquisition of the former DC01UK data-centre site near South Mimms, Hertfordshire, on 30 October 2025. It plans to invest £3.9bn developing the 85-acre site as the Hertfordshire Campus, with more than 250MW of compute capacity. That £3.9bn is a projected development investment—not a disclosed price paid for the land or project.
What Equinix acquired—and what it did not
The transaction concerns an approximately 85-acre, permitted-in-principle data-centre development site in Hertsmere, east of South Mimms Services and close to the M25. DC01UK originated and promoted the project; Equinix now calls it the Hertfordshire Campus. The public announcements describe a site and development project changing hands, not the purchase of an already operating hyperscale data-centre business. Equinix’s announcement and DC01UK’s sale announcement do not disclose the acquisition consideration.
£3.9bn is a development plan, not the sale price
Equinix describes £3.9bn as its planned investment in developing the campus; DC01UK characterises it as the projected total investment value of the development. Neither cited announcement says Equinix paid £3.9bn to acquire the site. Nor does the figure mean that £3.9bn has already been spent: a year-by-year spending schedule is not provided.

The latter are modelled impacts, not money paid to DC01UK or a guaranteed return to the public purse.

How large is the proposed campus?
The site covers about 85 acres. The development is described as more than two million square feet of data-centre space, with Equinix saying it will deliver more than 250MW of compute capacity. DC01UK had described the proposal as one of Europe’s largest planned data-centre projects, a characterisation of a proposal rather than an independently established ranking of completed facilities.
A separate later government planning-related document refers to 320MW of IT load for the DC01UK project. That wording is not directly interchangeable with Equinix’s “more than 250MW of compute capacity”; the available sources do not reconcile whether the difference reflects definitions, design stages or revisions. It is safest to use Equinix’s current figure when describing the campus and to treat the 320MW reference as a distinct, unreconciled measure. The planning-related document supplies the separate reference.
In either case, a capacity figure is not the same as total electricity drawn from the grid. Data-centre facilities also use power for cooling, electrical conversion and other operations, so the eventual grid demand depends on the final design and operating conditions.

Planning permission and the likely timeline
DC01UK says Hertsmere Borough Council’s planning committee resolved to grant outline permission in January 2025; Equinix’s current Hertfordshire project page says outline planning permission was granted in February 2025. The project had submitted plans in September 2024.
Outline permission establishes the principle of development, but it does not mean that every building’s appearance, layout, landscaping and infrastructure detail is approved. Further reserved-matters or other detailed applications may be needed. The site is therefore permitted in principle, not a completed campus with every construction detail settled.

DC01UK previously suggested the project could be operational in 2029, while other reporting has cited 2030. Equinix’s October 2025 announcement does not confirm either as a firm opening date. Treat those dates as earlier expectations, not a delivery commitment. The known milestones are the 2024 planning submission, the January/February 2025 outline-permission milestone, and the completed acquisition announced on 30 October 2025.
Why South Mimms matters to Equinix
The location is close to London, a major European market for data-centre and network services, and to established power and fibre infrastructure. Hertfordshire’s investment agency also highlights the area’s connectivity and proximity to the capital. Those are strategic advantages cited by stakeholders, not proof that a particular grid connection, power contract or construction timetable is secured.

Equinix says the campus is intended to support cloud services, data storage, AI workloads and digital services used across sectors including healthcare, life sciences, government, finance, manufacturing and entertainment. It also frames the development as supporting “sovereign AI” and critical digital infrastructure. No specific tenants or customer contracts are identified in the cited announcement; the positioning does not establish government ownership or exclusive use by UK customers.
The UK designated data centres as critical national infrastructure in 2024. The government said the status would strengthen protection of critical digital assets and improve coordination in response to threats such as cyberattacks, extreme weather and outages. It does not remove the project’s planning, electricity, environmental, construction or commercial risks.
Jobs and economic-impact estimates
Equinix forecasts around 2,500 direct construction jobs and more than 200 permanent operational roles, most of them expected to be highly skilled. It also cites KPMG estimates of roughly £120m in wages from direct and indirect employment, up to £3bn in annual GVA during construction and up to £260m in annual GVA once the campus is operating.

These are company-reported projections and economic modelling, not observed results or guaranteed outcomes. GVA estimates depend on the amount and timing of construction spending, employment, supply-chain activity and eventual operating scale. The headline annual construction-phase figure should not be mistaken for a recurring benefit once construction ends.
Environmental commitments and local trade-offs
Equinix says its plans include dry cooling, 54% of the land retained as open space, new ecological habitats and at least 10% biodiversity net gain. It says renewable-energy coverage will align with its European operations. These are design commitments and targets whose delivery should be assessed against detailed plans and measured outcomes.
Dry cooling is intended to reduce water use; it does not mean zero water use, zero energy use or no environmental impact. Renewable-energy coverage can involve contractual or accounting arrangements and does not by itself show that the site will draw exclusively on local renewable generation at every moment. Earlier planning material discussed possibilities such as solar panels and heat recovery as matters for later detailed consideration, not as confirmed features already delivered. Planning and community material provides context for those earlier possibilities.
For nearby communities, the potential economic benefits sit alongside practical questions about construction traffic, noise, visual impact, land use, electricity infrastructure and backup systems. Proposed mitigation and open-space commitments matter, but they are not a substitute for monitoring how construction and operation affect the area.
What remains to be established
- The acquisition price and the schedule for deploying the projected £3.9bn.
- Detailed designs, reserved matters and any further planning approvals.
- Construction start and a firm operational date.
- The final capacity definition, grid connection timetable and power arrangements.
- Customer commitments and the extent to which the campus is taken up by cloud and AI workloads.
- Whether job, economic-impact and environmental projections are achieved in practice.
Equinix’s acquisition gives it control of a substantial site with outline planning permission and a stated plan for a major UK campus. The scale and location make the proposal strategically significant, but the development remains a future project: the sale price is undisclosed, detailed approvals and delivery milestones remain material, and the announced economic and environmental benefits are not yet outcomes.
