xAI has established a Seattle-area engineering center in Bellevue, Washington, leasing nearly 25,000 square feet of former Epic Games office space at Lincoln Square South. The location, reported by GeekWire on February 9, 2026, puts Elon Musk’s artificial-intelligence company roughly a 10-minute walk from OpenAI’s expanding Bellevue offices.
The move is a meaningful signal for local technology workers, residents and businesses—but it does not yet prove that hundreds of new jobs are arriving or that Bellevue has replaced Seattle or Silicon Valley as an AI capital.
Where is xAI’s Bellevue office?
xAI’s reported office is on the eighth floor of Lincoln Square South, at 10400 NE 4th St. in downtown Bellevue. The company is taking approximately 25,000 square feet of space formerly occupied by Epic Games.

That evidence supports describing the site as an xAI engineering center, but it does not establish that the office was fully operational as of the February 9 report. A lease, tenant-improvement filing and completed employee move-in are separate milestones.
Publicly unconfirmed details include the lease terms, exact opening date, headcount, local management and the portion of the space that will ultimately be occupied.
What will xAI’s Bellevue team do?
xAI’s Seattle-area recruiting provides the clearest indication that this is intended to be more than a small sales or administrative outpost. Job listings cited by GeekWire included work involving:
- CUDA and GPU-kernel development;
- GPU infrastructure and networking;
- Image-generation and video-generation systems;
- World models; and
- Research and technical-staff positions supporting model development.
These roles point toward high-end systems engineering and AI research. They suggest that the Bellevue operation is meant to contribute to the infrastructure and development of models such as Grok, rather than simply support xAI’s existing business from a distance.
That conclusion should still be stated carefully. Job listings indicate the kind of talent xAI is seeking in the region; they do not prove that every listed role will be based in the Lincoln Square office, that all positions will be filled, or that model training will take place there.
How much do the reported xAI jobs pay?
The Seattle-area listings cited in the report showed salary ranges of approximately $180,000 to $440,000. Those figures indicate the level of competition for specialized GPU, infrastructure and generative-AI talent.
Readers should not automatically treat the range as total compensation. A posted salary range may refer to base pay, while equity, bonuses and benefits can be handled separately. The available reporting also does not establish how many positions xAI plans to fill, whether they are net-new regional jobs or transfers from other offices, or whether they are remote, hybrid or relocation roles.
For workers comparing opportunities, the relevant next step is to review current postings directly through xAI’s careers page. Salary should be evaluated alongside equity terms, vesting, bonuses, benefits, job location and the company’s expectations for in-office work.

xAI’s Bellevue office is near OpenAI’s reported expansion at City Center Plaza. GeekWire estimated that the two locations are about a 10-minute walk apart.
OpenAI’s reported Bellevue footprint is much larger—nearly 300,000 square feet. The difference in scale is important: physical proximity creates a compelling local talent story, but it does not mean the companies share operations, collaborate on a project or have identical office strategies.
The offices may compete for some of the same engineers, particularly people with experience in distributed computing, cloud infrastructure, GPUs and generative AI. However, the available evidence does not establish employee movement between the companies or a direct recruiting campaign against one another.
People evaluating both employers can use OpenAI’s careers page alongside xAI’s listings, while comparing role scope and compensation rather than relying only on headline salary numbers.
Why is Bellevue attracting AI companies?
Bellevue offers several plausible advantages for an AI company:
- Established engineering talent: The Eastside is home to experienced workers from Microsoft, Amazon, Meta and other technology companies.
- Technology infrastructure: The region has long-standing expertise in cloud computing, networking and large-scale software systems.
- Office availability: Downtown Bellevue provides modern commercial space close to housing, retail and transportation.
- Major employers nearby: Microsoft’s headquarters and other large technology operations create both a recruiting pool and competition for workers.
- Musk-company presence: SpaceX has engineering operations in nearby Redmond focused on Starlink.
The SpaceX connection is useful context, but it should not be treated as proof that SpaceX caused xAI to choose Bellevue. Existing relationships, recruiting advantages and office-market conditions are reasonable explanations; xAI has not publicly documented a detailed rationale for the decision in the available reporting.
Is Bellevue becoming an AI corridor?
“Eastside AI corridor” is a useful description of the trend, not an official government or industry designation. The confirmed facts are that xAI is establishing an engineering center, OpenAI is expanding nearby, SpaceX already has a regional engineering presence and companies are seeking advanced AI and systems talent in the area.
What has not been established is equally important. The available reporting does not quantify the number of AI employers in Bellevue, net new jobs, additional tax revenue, housing demand, office absorption or investment attributable to these moves. It also does not prove that Bellevue is displacing Seattle, San Francisco or Silicon Valley as the dominant U.S. AI center.

A more defensible conclusion is that Bellevue is becoming an important node in the Pacific Northwest’s technology and AI ecosystem. Whether that becomes a durable concentration will depend on hiring, long-term occupancy, additional company investments and the ability of the region to manage costs and infrastructure demands.

- More high-paying engineering and research opportunities;
- greater competition for specialized workers, potentially improving compensation for qualified candidates;
- additional customers for restaurants, retailers, transportation providers and other nearby businesses;
- reuse of existing office space; and
- greater visibility for Bellevue as a technology center.
Potential costs and risks
- More competition for housing and pressure on already-high living costs;
- greater dependence on a small number of large technology employers;
- traffic and infrastructure pressure if employment expands rapidly;
- uncertainty over how much of the leased space will actually be occupied; and
- future volatility if AI companies consolidate offices or slow hiring.
These are possible regional effects, not measured outcomes already caused by xAI’s lease. A 25,000-square-foot office can support a substantial team, but the actual headcount and economic impact remain unknown.
What does the SpaceX transaction change?
GeekWire reported that SpaceX announced an acquisition of xAI valuing the AI company at $250 billion. The Bellevue tenant-improvement filing reportedly occurred before the acquisition closed, indicating that the office plan was already underway.
That timing matters because the Bellevue site should not automatically be described as a SpaceX facility. xAI remains the relevant operating identity for the engineering center in the available reporting. The corporate transaction adds context around ownership and Musk’s companies, but it does not establish that SpaceX will direct the office’s work or combine it with SpaceX’s Redmond operations.

What remains unknown about the expansion?
- When employees will move into the office;
- how many people xAI expects to employ there;
- whether the jobs represent new hiring or transfers;
- who will lead the Bellevue operation;
- whether the site will perform model training or primarily engineering and infrastructure work;
- whether xAI has leased additional local space; and
- the final status of the tenant improvements and office opening.
Those gaps prevent stronger claims such as “hundreds of jobs are coming,” “xAI has opened its Bellevue headquarters” or “Bellevue is now the nation’s AI capital.”
What the move means for readers
For technology workers, xAI’s arrival creates another potential employer in a highly competitive regional market. Candidates should examine the full compensation package, vesting schedule, location requirements, role stability and the practical cost of living in Bellevue before comparing offers.
For local businesses and residents, the expansion is a signal worth watching, but one lease is not enough to forecast a major economic transformation. The more meaningful indicators will be completed occupancy, sustained hiring, additional leases and whether other AI companies follow.
